A PROFESSIONAL CORPORATION Serving Virginia Since ig,G July 30, 2020 Mr. Bart Svoboda Zoning Administrator / Director of Zoning Community Development Department I Planning Division 401 McIntire Road, North Wing Charlottesville, VA 22902-4596 RE: SDP-2019-00062 (Georgetown Hydraulic Professional Offices) Dear Mr. Svoboda I am writing to formally request a waiver of Zoning Ordinance Sec. 4.12.13(e) which specifies that a dumpster needs to be in place for any commercial building over 4,000 sf and Zoning Ordinance Sec. 4.12.19 that specifies the minimum design requirements for that dumpster. The Georgetown -Hydraulic Professional Office building will be 14,289 gross square feet. The trash collection for the building will be in five toters that are located in the shared under - building parking area. There will also be one toter for the recycling. The toters will be the typical 96-gallon size, which provides 0.95 cubic yards of storage space each. This provides 4.8 cubic yards of storage for garbage and 0.95 cubic yards of storage for recycling for the building. When looking to compute the necessary storage for garbage for the building, we can assume that each person produces about 3 pounds' or 0.017 cubic yards' of waste per day. If we assume that there are 50 people in the building, (50 parking spaces provided), in a five-day workweek, they will produce 4.3 cubic yards of garbage per week. The provided 4.8 cubic yards of storage adequately meets the needs of the building. When looking at the recycling, we can assume that each person produces about 1 pound or 0.006 cubic yards of recycling per day. The people in this building will produce approximately 0.03 cubic yards of recycling in a week. The provided 0.95 cubic yards of storage adequately meets the needs of the buiding. The applicant has used toters in several of their other office holdings to much success. Based upon this success, wish to use the toters for this office building as well. The calculations for the amount of trash expected to be generated also bears this out. The building will be adequately served by the proposed number of toters. As such, I request that you grant a waiver for ZO 4.12.13(e) and 4.12.19.
