the exception of Item #2 as it relates to the owner authorization. Rebkee Partners Pantops LLC owns the signage
easement that is the basis for this application, which right was granted of record by Pantops Self Storage LLC (per the

I will look into the sign permit app again later today but in an effort to get the exhibit nailed down to address your
comments below I am attaching a revision. The sign is now a min. 5' from property line and R/W, the private street
easement is shown, and landscaping is called out in the inset and described at the bottom of the sheet. You will see that
we are pinched quite a bit between the property line and sidewalk due to the setback constraints which affects the
placement of landscaping around the base but please let me know if the attached revision addresses your comments
below. Thanks for your help.

Hello,
My email on what would be required for the SP submittal followed Jeff's and after I had consulted with other staff. A
sign permit application is required. This is consistent with other SPs the BZA has reviewed. Sorry for any confusion. We
need to review the sign permit and confirm the proposed sign will comply with all ARB and Zoning requirements before
the BZA acts on the sign. Following BZA approval, then the sign permit can be issued.
The sign permit application includes a checklist of required items but as I previously emphasized, some of the
requirements listed in section A of the application are missing (below). Margaret is copied and can assist with the
Entrance Corridor list but it looks like you have not specified the proposed plant types and sizes for landscaping around
the sign.
The sign as proposed on the updated sign exhibit does not meet the required 5' setback. It must be 5' from all property
lines and 5' from the edge of the street easement. All easements, property lines, etc. should be clearly labeled on the
exhibit.

Mr. Sprouse,
The Special Use Permit application received in the Department of Community Development on 6/1/2020 has been
deemed complete for processing by County staff. The applicant must now pay the required fee for this application to be
further processed for review.
The total fee required for SP2020-00011 is $973.00 (An application fee of $538.00 and a Public notice fee of 435)
Please see below on paying fees.
There are a few items we will need before we can complete our review and schedule the item for the BZA:
1. Confirm number of bundle signs- While there is information in the submittal that shows a potential bundle sign
on Tax Map Parcel 78-513, your request is only for the bundle sign on TMP 78-5E? Please confirm. This request is
only for the one sign shown on the exhibit on TMP 78-5E. Wawa will not have a part in the signage on the
adjacent parcel fronting 250 so that may come at a later date by others.
2. Owner Authorization- The owner of TMP 78-5E according to our tax records is Pantops Corner LC however, Ryan
previously drafted a SP application that indicated Pantops Self Storage LLC was the owner of the parcel
(attached). Please confirm current ownership and provide documentation you are authorized to act on behalf of
the owner. The SP application was signed by Rebkee Partners Pantops LLC. Alternatively, you may submit the
certification that notice has been provided to the landowner form. We are checking on ownership but I believe
Pantops LC recently sold to Pantops Self Storage, Paul is verifying with the attorneys.
3. Sign application- I had previously indicated we need the following to be submitted concurrently with the SP
application. We have not received a sign application package. All items in Section A are required. In order to
stay on schedule, a complete sign permit package must be received no later than June 22.
We will need a complete sign permit application, and fees along with the special use permit application.
Following the sign permit checklist will ensure we have all the additional items we need to review the special use
permit application, including those things we talked about this morning (below). When I last spoke with Jeff Baker he
mentioned the sign permit application could come at a later date since the permit is dependent on the approval of
the SUP (see attached email labeled pre-app meetings). Can you let me know if there is a specific item within the sign
permit application that is needed at this time?
Design parameters for tenant panels (color, materials, etc.) What exactly is needed for this since we don't
know who the tenant will be and what there logo or lettering is? Do you want a note on our sign detail
(attached) that states that "approval of the future tenant panel is required prior to install and is to be
consistent with the other tenant panels"? Or is there another note to this effect that you would like to see?
Copy of the latest site plan or survey of the proposed sign location on the self -storage site See attached
revised Signage Exhibit showing this information as well as the latest plat of the property (final page of 5255-
138.pdf).
4. Sign Location exhibit -Based on the sign easement plat, it appears the sign area is not included in the private
street easement. The sign application checklist requires the following for review of a sign permit (below). The
exhibit that is provided is insufficient to determine that the sign will not conflict with easements and meeting
the required 5' setback from the edge of the private street easement, Given the constraints of the location, the
exhibit should be prepared by a land surveyor.

PAYMENT OPTIONS
Please make payment as soon as possible, but no later than Friday, June 19, 2020. Paul is going to handle this
The preferred option is to make payment via the online payments site HERE. Please follow the directions to
email your receipt of payment to cddpavments@albemarle.ore so the application can be processed
promptly.
• A check provided to the front office staff in the Department of Community Development for the amount
noted above, payable to the "County of Albemarle."
If this fee is received after Friday, June 19", then your application will be processed with the next applicable round
of application submittals. Submittal Schedule ***
ADDITIONAL FEES MAY BE REQUIRED.
Afee for re -advertisement and notification of public hearing after advertisement of a public hearing and deferral is
made at the applicant's request.

complete, then this application will be deemed withdrawn, and all material will either be returned to the
applicant or recycled. ***
