Nichols, Roudabush, Gale & Assoc. 8/21/2020. The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(B)(1)] General Information, Provide an original date on the plat and, for the resubmission, please also note that a date of last revision is needed as well. Rev. 1: Comment addressed. 2. [14-302(A)(2)] Vicinity Map. It appears the Vicinity Map on Sheet 1 is identifying neighboring parcels instead of thesubject property (TMP 56-57B 1). Please revise to highlight the subject property's location. Rev. 1: Comment addressed. 3. [14-302(B)(5)] Zoning. With the zoning information, note that TMP 56-57B1 is "subject to ZMA201600005 andits associated proffers." Rev. 1: Comment addressed. 4. [14-302(B)(6)] Tax Map Parcel. State the full tax map and parcel number in at least one place on the plat map. Staff recommends providing this information on Sheet 1. Rev. 1: Comment addressed. 5. [14-303(D)] Acreage. Provide the acreage of the subject parcel. 6. [14-303(H-I)] Monuments. Identify the material of at least two permanent reference monuments on the exterior boundary of the property. Rev. 1: As per our phone discussion on August 21, 2020, please identify at least two (2) iron pins set/found on the plat. Monuments have been identified and a legend was added. 7. [Comment] Process. The County Attorney's Office will need to review and approve the deed of dedication and easement for the proposed emergency access road before approval of the plat can be granted. Review by the County Attorney's Office is typically done once the proposed plat has adequately addressed all other reviewer comments. Rev. 1: Comment remains. Gregg O'Donnell of Stanley Martin will provide an updated deed of dedication, if current draft deed does not include provision for bicycle and pedestrian use. 8. [Comment] As per our phone discussion on August 21, 2020, include on the plat that the emergency accessway will also allow bicycle and pedestrian access. The title of the plat and the labeling of the easement has been changed to include bicycle and pedestrian use.
