I have confirmed with the client, and they are ok with moving forward on the subdivision after the site plan is approved. So, we will update the plat for the right of way dedication and onsite easements. Can we also create an offsite easement plat for the utility lines and for the landscaping, grading, and access easements? I think (2) separate plats would be best for this, if you are ok with that direction. Thx. This will need to be submitted as either: 1) A final plat (1-9 lots) that will go through site review with a fee of $1,075 plus notification fee ($215), and fire rescue fee ($75) OR 2) Wait until the site plan is approved and submit it as a final subdivision following final site plan approval with a fee of $742 Please let me know how you would like to proceed. I just got a response that Chris is out of the office until September. I just have one quick question on the Sleep Number project. This is a pretty straight -forward question as it relates to the proposed subdivision of the parcel. Chris indicated that we would have trouble meeting the required frontage for the property if we try and subdivide the parcel as shown on the exhibit. The zoning is PD-MC. I can not seem to find in the ordinance the main issue that Chris is recognizing in the review, can you point me in the right location. Happy to jump on a call/zoom, which might be the easiest way to address it Thx!
