Below are our responses to the remaining comments on the road plans. 1. Comment #3 —The Architectural elevations have been provided for units 39-42 on sheet 8 of 42 in the Spring hill ARB Architectural information- August 18 2020 pdf. The villa heights for units 61 through 63 have been updated on sheet 11 of 42 in the same document. 2. Comment #5 —This comment is addressed. All villa units are 29'-8.5" in height, and the elevations in the Spring hill ARB Architectural information- August 18 2020 pdf have been updated to reflect this. The note on the site plan cover sheet is correct. 3. Comment#7- Comment Previously addressed. 4. Comment #8 - The Architectural elevations have been provided for unit 71 on sheet 37 of 42 in the Spring hill ARB Architectural information- August 18 2020 pdf, and the detailed information has been added to the elevations. The elevation no longer shows stone at the front entrance. The elevations for the front villa units (61-63) do not show stone at the entrances any longer, see sheet 11 of 42 in the Spring hill ARB Architectural information- August 18 2020 pdf S. Comment#9— addressed with comment#27. 6. Comment #10—This note has been added to all the front elevations for the units shown within the Spring hill ARB Architectural information- August 18 2020 pdf. 7. Comment#12— addressed with comment#27. 8. Comment #15 —This note has been added to all the front elevations for the units shown within the Spring hill ARB Architectural information -August 18 2020 pdf. 9. Comment #16 —the utilities layers for the sewer have been cut on to ensure they are shown on the landscaping sheets. 10. Comment #18 —see attached landscaping comment letter. 11. Comment #20—see attached landscaping comment letter. 12. Comment #21 —see attached landscaping comment letter. 13. Commentft27 a. The elevations have been updated in the Spring hill ARB Architectural information- August 18 2020 pdf to provide the dimensions for the rake and window trim. b. The Vinyl fence has been replaced with a wooden stained fence (natural color) matching the fence used at the Avinity Estates project. The note about the fence on sheet 4 of the site plan and sheet SO for the details have been updated. c. The colors have been updated in the Spring hill ARB Architectural information- August 18 2020 pdf to eliminate Arctic white from units 1-22, 71, 84 and 100. d. Acknowledged. Revise the street trees along the EC to be large deciduous trees of 3.5" caliper and provide sufficient landscaping area, outside of the utility easements, to ensure they do not conflict with the existing or proposed easements. REV 1: Comment not fully addressed. Address the following: a) Move the street trees (large shade and small ornamental), that are proposed along the EC further west just far enough that they are no longer located within the existing utility easement along the edge of the Route 20 right of way. Ensure the trees also do not move any closer to the proposed underground storage pipes then necessary to clear the existing utility easement. Please note that large shade trees cannot be over the underground storage facility. N/A due to layout revision. Shade trees are 10' from power lines. b) Increase the number of large shade trees in the southern portion of Route 20 by two. The 35' EC average minimum must be met. Complete; two trees added. c) Ensure that the placement of the street trees in the northern portion of Route 20 are not in too close a proximity of the asphalt shared use path along the right of way. They should be at least 3' from the path. Complete; tree locations adjusted. 20. Revise spacing of the large shade trees along the interior roads to meet the 40' on center minimum spacing. Add one additional tree to the west side of Berwyn Lane, two trees to the east side of Berwyn Lane and two trees to the south and west side of Loyola Way. REV 1: Comment not yet fully addressed. Address the following: a) Add one large shade tree in the northeastern portion of Berwyn Lane. Complete; near Block A. b) Add one large shade tree in the southeastern portion of Berwyn Lane. Complete; near lot 100 c) Add two large shade trees in the north side of the east portion of Dauphin Drive that is just off of Route 20. A total of three trees are required in that area. Complete. d) Add one large shade tree in the south side of the east portion of Dauphin Drive that is just off of Route 20. Complete. P.O. Complete; at intersection of Sheridan Street and Dauphin Dr. f) Add one large shade tree in the north side of the western portion of Dauphin Drive. Complete; near lot 39. g) Add one large shade tree to the south side of the western portion of Dauphin Drive. Complete; between lots 47 & 48. h) Add five large shade trees in the south/west side of Loyola Way. Due to presence of main SS line prohibiting tree placement in area indicated (lots 65- 71), trees added where space permitted: one large tree between lots 63164, one small tree between lots 65166, two large trees @ side lot 71, one large tree @ lot 54. i) Add landscape easements where trees are located outside of the right of way and in private lots. In order to add some of the above trees additional landscape easements will be required and must be added to the site plan. Complete. j) Revise the large shade trees to be no closer than 20' o.c., along the north/east portion of Loyola Way. If the same number of trees cannot be provided in these areas with a minimum spacing of 20' o.c., and the tress are needed to meet minimum requirements, they may be relocated to other areas of the site plan. Complete; landscape easement expanded to allow revised spacing 21. Revise the trees along pedestrian ways to be medium shade trees of 21/2" caliper and ensure that all portions of the pedestrian ways have trees proposed along them. REV 1: Comment not yet fully addressed. Address the following: a) Add two medium shade trees along both portions of the "Community Park Trails". Complete; 2 Yellowwood trees added to lower walkway, Swamp White Oak moved to upper walkway, and 1 Yellowwood added to upper walkway. b) Add six medium shade trees along the pedestrian pathway between the dog park and lots 20 through 28. These were provided in the last submission but appear to have been removed. Five trees were in the original plan, and five trees added/returned. Sixth tree (Sweet Gum) is considered a street tree, but located on opposite side of walk due to utility conflict.
