Below are our responses to the remaining comments on the road plans. Planning: 1. Comment previously addressed. 2. Comment previously addressed. 3. Comment previously addressed. 4. Comment previously addressed. 5. The information on the existing landscaping onsite has been added to sheet 2. In addition, the existing treeline has been added to sheet 2 and sheet 4, along with the new limits of clearing and new treeline coordinated with the grading plan on sheet 4. 6. The information about the 20,800 SF of future development has been removed, as requested. 7. The comments have been addressed as followed: A. Sheet 3 now shows the location of the offsite grading and construction easement, offsite utility easement, offsite access easement, and offsite drainage, landscaping and maintenance easement. A blank has been added for the recordation information for the deed book and page number for the plats. These will be recorded prior to approval of the final site plan. B. The VSMP plan is under review and will be approved prior to the approval of the final site plan. C. A COA will be issued prior to final site plan approval. 8. The proposed front yard sidewalk can not connect to the sidewalk on the west side of the building. The sidewalk on the west side shall serve as access from the building to Route 29. 9. The right of way dedication plat is currently under review for approval at the county. 10. As discussed on August 20`h and August 2V with Albemarle County planning, the parcel can be subdivided as shown on the site plan. The subdivision must occur after the approval of the final site plan. The site plan shows the proposed subdivision and associated easements, and the subdivision plat will be processed after the site plan is approved. 11. The project number has been added to the title sheet, as requested. 12. The 14' shared use path is shown on sheet 3 and labeled, per the requirements of the ZMA. 13. VDOT has approved the entrance, but it also must go through a formal variation request. This request has been submitted for review. 14. This comment is acknowledged. Fire/Rescue: 1. The requirement for the knox box has been noted on sheet 3. 2. Attached to this comment response letter is the ISO fire flow calculations. VDOT: 1. An AM-E has been submitted to VDOT for the entrance for review and approval. 2. It is acknowledged that the right of way dedication will need to be conveyed and deeded to the commonwealth of Virginia prior to final site plan approval. 3. The shared use path in consistent with the approved ZMA for the project. The pathway is a requirement of the small area plan and the ZMA for the project. In addition, Section A(1)-27 of the VDOT Complete Streets Bicycle and Pedestrian facilities Guidelines allows for a 14 foot two -directional shared use path. Engineering: 1. It is acknowledged that the WPO must be approved prior to final site plan approval. The WPO is under review. 2. It is acknowledged that VDOT approval is required prior to final site plan approval. 3. The topography was provided by the licensed land surveyors Roudabush, Gale, and Associates, and the datum is tied to NAD 83 south zone. Benchmarks have been provided on sheet 2 for datum vertical elevations for the site. The topo is consistent with GIS except for the elevations. The elevations on this site and the adjacent properties do not match the elevations on the GIS mapping, due to the datum. 4. The temporary grading and construction easements are shown on sheet 3. S. This comment is acknowledged, the design of the retaining walls will be provided to engineering for review and approval. 6. The SW M facility has been added to sheet S of the site plan. It is also shown on the VSMP/WPO plans. 7. All the site features are shown on the landscaping plan, as requested. 8. The sight distance is shown on Sheet 3 and sheet 4 for the extension of the sight distance south along Route 29 for the turning movement from the site. ARB 1. The developer is working directly with ARB for the review and approval of the project. This plan set addresses the ARB comments, and the site plan will be submitted directly to ARB with the building updates for review and approval. ACSA 1.
