The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. 114-302 (A)(3) and 14-302 (A)(5)] Please state the deed book and page number of the instrument that
created the 30' prescriptive easement for Pounding Creek Road in the labels on Sheets 2 and 4. Rev. 1:
Comment not applicable, prescriptive easement was established through the Byrd Act, so not
instrument numbers are available.
2. [14-302 (13)(1)] Please add a date of last revision. Rev. 1: Comment no longer applicable.
3. [14-302 (B)(4)] Please indicate whether there are any places of burial within the property. Rev. 1:
Comment addressed per applicant comment response email dated August 20, 2020.
4. [14-307] Any driveways needed to serve Lot E will cross a WPO stream buffer at the front of the
property. Please submit the information required to show that the stream crossing would satisfy the
requirements of section 17- 320(D) or, in the alternative, section 17-321(4). Rev. 1: Per
correspondence with the Countv Engineer and Zoning Division. this comment is not applicable
Oven that no driveway entrances are being constructed at this time. Per notes on the plat, stream
buffers will be managed in accordance with the Albemarle County Water Protection Ordinance.
5. [14-309, 14-310 & 14-416] Soils evaluation reports have been sent to the Virginia Department of Health
(VDH) for review. Once VDH review is complete, comments or approvals from VDH will be
forwarded to the applicant upon receipt. Rev. 1: Comment addressed, see attached approval letter
from VDH.

RE: Review of Proposed Subdivision Plat and attached Soils Information for Individual Onsite Sewage
Systems as part of a Division involving Tax Map 86-17C located in Albemarle County, Virginia.
Dear Mr. Langille:
On August 20, 2020, the County of Albemarle requested the Virginia Department of Health (via the Albemarle
County Health Department) review the proposed subdivision plat identified above. This letter is to inform you
that the above referenced subdivision plat is approved for individual Onsite Sewage Systems in
accordance with the provisions of the Code of Virginia, the Sewage Handling and Disposal Regulations,
and local ordinances.
This request for subdivision review was submitted pursuant to the provisions of § 32.1-163.5 of the Code of
Virginia which requires the Health Department to accept private soil evaluations and designs from an
Authorized Onsite Soil Evaluator (AOSE) or a Professional Engineer working in consultation with an AOSE for
residential development. This subdivision was certified as being in compliance with the Board of Health's
Regulations by Steve Gooch; Onsite Soil Evaluator Number 1940001284. This subdivision approval is
issued in reliance upon that certification.
Pursuant to § 360 of the Regulations this approval is not an assurance that Sewage Disposal System
Construction Permits will be issued for any lot in the subdivision identified above unless that lot is specifically
identified on the above referenced plat as having an approved site for an onsite sewage disposal system, and
unless all conditions and circumstances are present at the time of application for a permit as are present at the
time of this approval. This subdivision may contain lots that to do not have approved sites for onsite sewage
systems.
This subdivision approval does pertain to the requirements of local ordinances.
