"Property"), Owner — Rio Road Shops LLC, 204 N Hamilton St. Richmond, VA 23221
To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned C1 Commercial. The Property is subject to ZMA200500010,
approved June 7, 2006, with proffers. The permitted uses of the Property are provided in
Section 22 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The
Property is subject to the Airport Impact Area and Entrance Corridor Overlay Districts as
described in Section 30 of the Zoning Ordinance.
• The Property is subject to site plan SDP200800096 "Wachovia Bank & Shops at Rio
Road — Minor," the most recently approved site plan associated with the Property. It
appears the Property has been developed in accord with these approved plans.
• There are no outstanding building or zoning violations on file associated with the
Property.
• The most recent Certificate of Occupancy ("CO") was issued on July 9, 2019 alongside
building permit B201900380AC. Please contact the Building Official, Michael Dellinger,
at mdellinoer(d.)albemarle.org to ask about whether a new CO is required when a use or
ownership changes.
• Both of the roads adjacent to the Property are owned and operated by VDOT. Please
contact them for questions about any road projects affecting the Property. However, I do
not believe there are any.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen d)albemarle.oro once they have been approved or issued.
