Carr-2-lot Subdivision Plat The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following comments have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-303 (C & D)] Boundary lines; Acreage of lots. All plats referenced are plats for adjoining parcels. Although they contain required information (ex. Development Rights transfer) they do not provide the meets and bounds for the parcel being subdivided. An unrecorded plat is reference but has not been provided. Since the unrecorded plat should confirm items that differ from the County's GIS please provide it for reference in reviewing this plat. Items of note are: a) The size of the existing parcel (on proposed plat 6.33 is specified & on GIS 5.61 is specified). b) The full frontage of the existing parcel. GIS shows TMP 39-17A extending east all the way to TMP 39-13E. The plat shows TMP 39-17A stopping at the edge of TMP 39-18. UPDATE: Comment withdrawn. [14-309; 14-310] Soils evaluation; Health Director Approval. Submit soils and drainfields packets for the County to forward to the Health Department. VHD approval is required on primary and reserve drainfields for both proposed parcels prior to approval of this subdivision plat. 3. [34-308.1] Groundwater assessment information. The groundwater assessment it attached. 4. [Comment] VDOT approval letter is attached. Engineering comments are still pending. Approval by the health department is required prior to plat approval. Ray and Associates, Inc., dated July 07, 2020 and find it to be generally acceptable. If further information is desired, please contact Willis C. Bedsaul at 434-422-9866. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
