Bohler Engineering is pleased to submit on behalf of Federal Realty Investment Trust, the 3rd
Submission Major Site Plan for the Proposed Starbucks in Charlottesville, Virginia. The
following is our comment response letter addressing comments received from your office dated
August 18, 2020. Each comment is addressed and responded to as follows:
Comment 1: Provide a physical sample of the color proposed for the vertical siding for review.
Response 1: A physical sample of the vertical siding color will be provided with this
submission package.
Comment 2: Add the standard mechanical equipment note to the site plan.
Response 2: The standard mechanical equipment note has been added as Note #4 to
Sheet C-301.
Comment 3: Revise the landscape plan to accurately show the existing tree canopy sizes for
better coordination with new tree locations. Add trees along the frontage to
achieve consistent spacing, approximately 35' on center, including north of the
site entrance that is to be closed. Provide more than one species of tree to meet
the requirements for shade and ornamentals. Provide a fully coordinated planting
of trees and shrubs.
Response 3: The Landscape Plan on Sheet C-601 has been updated to reflect the
requests above.
Comment 4: Revise the landscape plan to show additional shrubs in the planting area
between the drive -through lane and the 7-space parking area.
Response 4: Additional shrubs have been added between the drive -through lane and the
7-space parking area on Sheet C-601.

Comment 5: Provide information showing how visibility of new equipment will be eliminated.
Response 5: Information regarding how visibility of the new equipment will be
eliminated has been provided with the updated proposed elevations by JP2
Architects LLC, which will be included with this submission package.
