Dear Mrs. Gleason,
We have reviewed your comments provided on June 22nd, 2020, and have provided the following responses:
The LOR application referenced above has been reviewed. In order for the amended site plan to be
approved the following revisions are required:
I. [32.5.2(b), 4.121 Parking count and design.
a. Provide the gross square footage of the Schewel's Furniture development so staff
can confirm that adequate parking is being provided onsite.
RESPONSE: Per email from Mariah Gleason 7/20/20 we are providing 153 spaces for
the entire development as approved.
b. Update the total parking space count in the front parking lot of the Schewel's site to 26.
The plans current indicate 24 spaces are provided in the front parking lot.
RESPONSE: The parking count for the Schewel's site has been updated to 26.
c. Per Sec. 4.12.15(f), designs that provide parking along accessways providing
principal ingress, egress, and circulation on the site are not permissible. As such,
move the existing parking island so that the added parking space is included in the
parking row to the left and separated from the travel lane to the right.
RESPONSE: The proposed parking space has been moved to an area that will require less
site work to add a space with no adjacent sidewalk.
2. [32.7.2.3] Sidewalk. Similarly, extend the sidewalk in front of the new space and modify the
handrail so customers do not have to walk into the travel land to reach the building (or climb
over the railing).
RESPONSE: The proposed parking space has been moved to an area that will require less
site work to add a space with no adjacent sidewalk.

3. [4.12.19] Dumpster.
a. Indicate the dumpster pad material. Note, per the zoning code, dumpster pads must
be constructed of concrete.
RESPONSE: A concrete dumpster pad has been shown for the dumpster in the rear parking
lot. See detail sheet S4.
b. Revise the dumpster pad design such that the length of the concrete pad extends no
less than eight feet beyond the front of the dumpster. See Sec. 4.12.19(b) for more
information.
RESPONSE: The dumpster pad has been designed so that the concrete pad extends 8'
beyond the front of the dumpster.
4. [32.7.9] Landscape Plan. Are the two (2) Chinese Holly plants intended to be on either
side of the building entrance? Staff was not able to locate these two plants, however there
are two (2) additional Shamrock Holly plants identified on the plan map, above what is
listed in the plant list/schedule table.
RESPONSE: The Shamrock Holly plants have been identified on the plan map and in the
schedule.
5. [Comment] Sign location. In accordance with recent County guidance, please remove sign
location depictions and labels from all plan sheets.
RESPONSE: All sign locations have been removed from all plan sheets.
6. [32.6.2(h)] Signature panel. Add a signature line for Albemarle County Service Authority.
RESPONSE: A signature line has been added for ACSA.

RESPONSE: The flagpole has been moved outside of the ACSA water easement.
2. Trees should be relocated outside of the ACSA sewer easement.
RESPONSE: Trees are shown to be relocated outside of the ACSA sewer easement.
