County of Albemarle Department of Community Development Memorandum To: Jonathan Showalter, Timmons Group From: Tori Kanellopoulos — Senior Planner Division: Planning Services Date: September 9, 2020 Subject: SUB202000157 — Lewis and Clark Drive Easements — dated 07-08-20 The County of Albemarle Planning Division will grant or recommend approval of the easement plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] Planning (Tori Kanellopoulos) 1. 14-302(A)(1) Name. Revise name of plat to include 'Lewis and Clark Drive' in the name of the plat. 2. 14-302(A)(4)(5) Easements. The landscaping easement for street trees is not shown on this plat. A portion is shown on associated plat SUB2020000143, however the full easement needs to be shown. 3. 14-302(A)(5) Public easements/ROW. On Sheet 2 and as a note on Sheet 1, label the new public ROW as 'dedicated to public use'. 4. 14-302(A)(5) Public easements. Note 8 on Sheet 1 indicates there are public drainage easements, however none appear to be shown on the plat. 5. 14-302(A)(4)(5) Easements. Show all existing easements (including DB/PG) in this area of the parcel. It appears there is an existing 15' VEPCO easement. 6. 14-302(B)(5) Zoning. Include that TMP 32-18B is in the Entrance Corridor Overlay District. 7. 14-303(A) Statement of consent to division. The statement of consent to division references drainage easements, however none appear to be shown on the plat. 8. 14-303(H)(1) Monuments and ties. Include at least two ties to monuments on the exterior boundary of the parcel. 9. 14-317 Maintenance documents. Using the attached checklist, indicate where (section #, paragraph #) in the private declaration the requirements of 14-317 are met for landscape maintenance (street trees outside ROW). Ensure all requirements of 14-317 are met. The checklist and private declaration will be sent to the County Attorneys Office for review. Engineering (John Anderson) 1. See attached review comment letter dated 09-02-20. VDOT (Adam Moore) 1. PENDING. Comments will be forwarded upon receipt.
