Thank you for the comments dated May 26, 2020 and June 16, 2020 on the above referenced project. Below are our responses to the comments.
Planning- Tori Kanellopoulos
1. A comment response letter has been provided.
2. This comment is acknowledged.
3. It was determined with WP02016-00054 that the preserved slopes did not exist on the site. The preserved slopes that showed up on the GIS
was part of a temporary stockpile area of dirt that was removed, and these preserved slopes no longer existed. This was determined by
Engineering with the early grading WPO permit.
4. This comment is acknowledged, and the requested note shown on sheets 3 and 4 has been updated accordingly.
5. Sheet 1's'General Notes' section entitled Tax Map Parcel' has been updated to show the correct TMP. Also, sheet 2 has been updated to list
the correct TMP for this development.
6. The section previously entitled 'Density has been removed from sheet 1's'General Notes'.
7. Sheet 1's'General Notes' section entitled 'Phasing' has been updated to match the final subdivision plat, and now references lots 126-138.
8. Sheet Ts open space label and sheet 1's'General Notes' section entitled 'Open Space' have been updated to read 13.60 acres, matching the
final subdivision plat.
9. Sheet Ts lot areas and sheet 1's'General Notes' section entitled 'Lots' have been updated to match the areas shown on the final subdivision
plat.
10. Sheet 1's'General Notes' section entitled 'Landscaping' has been corrected and no longer references a final site plan. The road plan's required
landscaping is shown on sheet 3, and is now referenced in this section of the 'General Notes'.
11. The trees shown and labeled on sheet 3 are now more clearly listed with their corresponding types. Also, the 'Plant Legend' located in the upper
middle portion of sheet 3 was corrected to read Sunset Drive, and not Sunset Avenue.
12. The final subdivision plat and the road plan have been revised and the sidewalk and planting strip are now located within the public ROW.
13. In a July 6th e-mail correspondence from Tori Kanellopoulos to Scott Collins of Collins Engineering, it was determined this comment could be
withdrawn.
14. The final subdivision plat and the road plans have been revised to include proposed retaining wall easements.
15. A. The subdivision plat and road plans now show consistent easements.
B. A private utility easement continues to be shown on lot 137 for lot 138's sanitary sewer lateral. This easement, previously shown on the
road plans, is now shown on the subdivision plat.
C. The public drainage easements are labeled on sheet 4.
D. A written documentation to perform work on TMP 032G-01-28 will be provided.
16. The plans have been revised to show and label the State dam break inundation zone.
17. Sheet 7 has been revised to include a Trail Connection Plan' that connects the proposed trail and trail eaement to the existing trail and trail
easement. Also, the proposed trail and trail easement are shown and labeled on sheets 3 and 4 and tie into the swm access path, which
ultimately connects into Sunset Drive. Sheet 7's proposed trail and trail easement also connects into Dickerson Road.
18. This comment is acknowledged.
Engineering- Matt Wantland
1. A new VSMP plan has been submitted.
2. The plan has been revised and no longer requires offsite easements. Please note, a written documentation to perform work on TMP 032G-01-28
will be provided.

8. As indicated by Frank Pohl on other projects, this site has an approved preliminary plat and approved WPO; therefore, the project is vested and
the WPO amendment is not required to incorporate the new ordinance, and it would affect the planning and design of the development that
has already been approved with the administrative actions.
9. As noted in the planning comment, it was determined with WPO2016-00054 that the preserved slopes did not exist on the site. The preserved
slopes that showed up on the GIS was part of a temporary stockpile area of dirt that was determined by Engineering with the early grading WPO
permit.
10. Sheet 6 has been revised to include the requested Public Road Acceptance Procedure and the Construction Record Drawings for Streets.
11. A drainage easement is now shown and labeled on sheet 4 for pipe 437 on lots 126 and 127. Please note, an easement was not provided for
structure 454. This inlet is located within VDOT right-of-way and they are accepting of its placement. Access to the structure can be performed
from within VDOT's right-of-way. Also, the existing right-of-way tapers back from the curb at this location and is 10' in width from the face of
the DI's throat.
12. The SWM access path has been revised. The path is no longer located within preserved steep slopes, and has a maximum slope of 20%.
Transportation Planner- Danial Butch
1. The street trees have been revised and are now appropriate species. The tree species shown in sheet Ts 'Plant Legend' (upper -middle portion of
the page) were selected from the VDOT Road Design Manual's Appendix B-1, Section C, page B(1)-46.
ACSA- Jeremy Lynn
1. The applicant has been working directly with the ACSA reviewer. The ACSA is close to being able to approve the plans.
VDOT, E911 and Fire Rescue
1. These departments have previously approved the plans.
