Please find our responses to the comments below in bold lettering. 1. [32.7.9, 32.5.2(b)] Landscaping. a. The landscape features shown on the minor site plan amendment do not appear to match the landscape plan that was approved with the previous 1990 site plan. The minor site plan will need to align with the previously approved landscaping plan OR provide a landscaping plan that meets the requirements of the zoning ordinance (Sec. 32.7.9). Review and revise accordingly. A landscape plan has been provided to meet current zoning requirements. See Sheets L1.0 — L2.0. b. On the Existing Conditions sheet, identify each existing tree species. A common species name is sufficient. Existing tree species have been noted on Sheet C2.0. c. If a revised landscaping plan will be submitted, provide the maximum square footage of paved parking and other vehicular circulation areas. This will be used in the evaluation of the proposed landscaping. *Note: A copy of the 1990 site plan can be found using the link. Maximum square footage of paved parking/vehicular circulation areas has been provided on Sheet L3.0. 2. [32.5.2(n), 4.12.19] Dumpster pad. The dumpster pad does not appear to be in the location that was approved by the 1990 site plan. Submit details and information to show that the zoning ordinance requirements of Sec. 4.12.19 are being met by the location shown on the current plan. Additional dimensions have been added to Sheet C3.0 showing that the existing dumpster enclosure meets Zoning Ordinance requirements. 3. [Advisory Comment] Easement holders. Based on the proposed fence location, staff recommends reaching out to relevant easement holders, such as Century Link, ENGINEERING I DESIGN I TECHNOLOGY Dominion Power, VEPCO, to make them aware of improvements that are proposed within the respective easement areas. Acknowledged. 4. [32.5.2(a)] Application ID. Include the application ID on the Cover Sheet (SDP202000047). The application ID has been added to Sheet C0.0. 5. [32.5.2(a)] Zoning. Include in the Zoning Notes that this property is subject to the Airport Impact Area and Steep Slopes (Managed and Preserved) overlay districts. Applicable overlay districts have been added to Sheet C0.0. 6. [32.5.1(c), 4.20] Setbacks. a. Revise the Setback Notes to provide greater alignment with the setback requirements provided in Sec. 4.20, whereas: i. 20ft minimum for off-street parking or loading spaces, 50ft minimum for structures (if abutting residential lots). ii. In accordance with the current edition of the Building Code (if abutting commercial lots). b. Revise the "proposed" setback information accordingly. All setback information has been revised as requested on Sheet C0.0. 7. [32.5.2(a), 32.5.2(n)] Building information. Provide the height and square footage of the existing building. Height and square footage of existing building has been provided on Sheet C0.0. 8. [32.5.2(n)] Walkways. Provide width dimensions for walkways surrounding the building. Width dimensions for walkways surrounding the building have been provided on Sheet C3.0. 9. [32.5.2(a)] Steep slope areas. Locate on the plan map areas of managed and preserved steep slopes on the subject property. Steep slopes have been located and shown on all applicable sheets. 10. [32.5.2(f), WRPA Ordinance] Stream and stream buffer. a. Show and label the stream adjacent to the site. The stream adjacent to the site has been shown on all applicable sheets. b. Show and label the stream buffer area on site. The stream buffer adjacent to the site has been shown on all applicable sheets. 11. [32.5.2(r)] Labels. Ensure all linework paralleling Greenbrier Dr on the site is labeled. It looks like one of the lines may be an unlabeled site distance line. All linework has been labeled for clarification. See Sheet C2.0. 12. [32.5.2(i)] Easement area. Add an additional arrow(s) to help identify the bounding area of the "R/W Easement DB 4743 PG 300" in the southwest corner of the property. An extra arrow has been added as requested. See Sheet C2.0. 13. [32.5.1(c), 32.5.2(a)] Boundary dimensions. Provide the bearings and dimensions for the parcel boundary. Bearings and distances have been provided for the parcel boundary. See Sheet C2.0. 14. [Albemarle County Engineering Policy] Benchmarks. Reference the benchmarks used for the survey. Benchmarks have been shown on all applicable sheets. 15. [32.5.2(a)] Departing lot lines. Show the departing lines of abutting properties. Departing lot lines have been shown on all applicable sheets. 16. [32.5.2(a)] Abutting parcel information. In addition to the TMP and ownership information, also provide the zoning district and present uses of each abutting parcel. Abutting parcel information, including zoning districts and present uses, have been added for all adjacent parcels. See Sheet C2.0. 17. [Advisory Comment] Linework. On Sheets C3.0 and C4.0, remove the shadow curb line between the parcel line and the existing road curb. The shadow curb line has been removed as requested. 18. [Advisory Comment] Heading. Revise the "Zoning Site Requirements" heading on the cover sheet to more clearly identify the proceeding information as "Site Requirements" or "Zoning Ordinance Requirements". The heading has been modified as requested on Sheet C0.0. Albemarle County Engineering Services (Engineer) — Matthew Wentland: 1. No objection. Albemarle County Building Inspections —Michael Dellinger: 1. Sheet C1 item 29. ICC ANSI standard should be A117.1-09 instead of 03 for future refence. Other than this, no objection. The note has been revised on Sheet C1.0. Albemarle County Department of Fire Rescue — Shawn Maddox: 1. No Objection. Albemarle County Service Authority— Richard Nelson: 1. Continue to work directly with ACSA. Acknowledged. Virginia Department of Transportation —Adam Moore: 1. Requests Changes; see comment letter attached.
