Re: SDP 05-098 Hollymead Town Center — Area D Abington Place Offices and Condominiums Site Plan Request for Waiver - Shared Parking Reduction The Abington Place Offices and Condominium project is a mixed-use development consisting of 56 studio apartments and 18,458 net square feet of Commercial Office space. As a mixed-use development, peak parking demands for each use are anticipated to occur at different times, thereby reducing the demand for parking. I am requesting a waiver to reduce the number of required parking spaces with shared parking, to not less than 75% of the total requirement for each use, as allowed by Chapter 18, Section 4.12.10.a. The 25% sharing parking reduction is well within the 35% maximum allowed in Chapter 18, Section 4.12.10.d. With no reductions, 56 spaces are required for the apartments, and 76 spaces are required for the office use, for a total of 132 spaces. With a 25% shared parking reduction, 99 spaces are required. This requirement can be met with the 91 spaces on-site and 9 on-street spaces along Gathering Place (Road D), as allowed by the Code of Development for the Hollyrricad Town Center.
