Jefferson Street Charlottesville, VA 22902 RE: Board of Zoning Appeals Action VA -2006-003 - Central Virginia Capital LLC (owner/applicant) Tax Map 55, Parcel 57 Dear Mr. Graff: At their meeting on May 2, 2006, the Board of Zoning Appeals voted 4-0 to approve your variance request with a modification to staff's condition. The variance requested the reduction of the size of a proposed lot from 45,020 square feet to 39,435 square feet a reduction of 5,585 square feet. The variance also requested the reduction of the minimum size for a lot served by either central water or central sewer from 40,000 square feet to 39,435 square feet, a reduction of 565 square feet. This will allow the portion of the parcel located on the South East side of Lanetown Road to be created as a separate parcel. The Board approved the variance with the following condition: The granting of this variance is subject to the approval of a subdivision plat that shows the 39,435 -square foot Lot C as a separate parcel and eliminates the upper Lot C of 5,585 square feet adjacent to Lot A.
