This action has been taken because the site plan has not been revised to include required revisions of the Site Review Committee. Those items that have not been addressed are: Please update the existing topography and physical features. The topography appears to be using design data from other plans for Hollymead Town Center. It does not appear to reflect current field conditions. [18- 32.5.6d] Rev. 1: This comment has not been satisfactorily addressed. The topography of the plan appears unchanged. The plan still appears to be relying on features to be built by others, which appear to be depicted as existing topography on this plan. This was discussed at length in two meetings with the applicant. 2. Please provide a curbed island at the end of the parking row just inside the entrance from the travelway shared with the Target loading area. [18- 32.7.2, DSM902A5] Rev. 1: This comment has not been satisfactorily addressed. This was discussed at length in two meetings with the applicant. A curbed island with reinforced sidewalk or truck apron will address truck turning concerns. As stated in the meetings, a striped area is not adequate Please provide easement or letters of permission for proposed off -site work according to Design Standard Manual chapter 11. [18- 32.5.6b] Rev. 1: Nothing has been received. 4. Please provide a plan sheet showing what is currently proposed without improvements "to be developed by others ". Existing site features on grading plans (C2) should not show improvements off -site which do not currently exist. It must be demonstrated that all ordinance provisions are met, and the site circulation works if the development by others does not occur. It must also be clear what this site plan is constructing, especially in regards to access from public roads. [18- 32.5.6 a & b] Rev. 1: Comment not satisfactorily addressed. The plan still shows off -site improvements, and it is unclear whether they are to be constructed with this plan or not. As discussed at length in meetings, access to Timberwood Boulevard and the traffic signal is required to be built with this plan. I could not find this shown or stated anywhere on the plans. The applicant had indicated in our meetings that they would be constructing part of the off -site parking lot, and a temporary accessway to Timberwood Boulevard at a minimum. 5. Please remove temporary erosion control measures from the preliminary site plan. Erosion control is reviewed under a separate application and process with final plans. [18- 32.5.6s] Rev. 1: This comment has not been addressed. The plan appears unchanged. You may resubmit the plan, containing all required revisions, within 15 days of the mailing of this notice of denial along with a fee of $65. If a revised plan and fee are not received within 15 days the preliminary site plan shall be deemed to be denied and a new application and fee shall be required for submittal of the preliminary site plan. In accord with Section 32.4.2.7 of the Albemarle County Code, this decision may be appealed to the Board of Supervisors by filing a written request with the Director of Community Development within ten calendar days of the decision, Please contact me at your earliest convenience if you have any questions or require additional information.
