Thank you for your comments dated August 19, 2020 on the above referenced project. Below are our responses to the remaining
comments on the road plans.
Planning:
1. Comment previously addressed.

7. The comments have been addressed as followed:
A. Acknowledged. The Deed book/ page information will be added once the plat is recorded.

been added to sheet 4 for the information on the Deed book and page.
B. Acknowledged. The VSMP plan has been resubmitted for approval.
C. Acknowledged. The ARB plan has been resubmitted for approval.
8. Comment previously addressed.
9. The right of way dedication plat is currently under review for approval at the county. The right of way has also been updated as
requested in comment #12 below.
10. Acknowledged. As discussed on August 20th and August 21n with Albemarle County planning, the parcel can be subdivided as
shown on the site plan. The subdivision must occur after the approval of the final site plan. The site plan shows the proposed
subdivision and associated easements, and the subdivision plat will be processed after the site plan is approved.

12. The 14' shared use path is shown on sheet 3 and labeled, per the requirements of the ZMA. The streetscape has also been
updated to provide the requested 8 foot utility buffer strip between the curb and the pathway, and a 3' clearzone between the
pathway and the right of way.
13. Acknowledged. VDOT has approved the entrance, but it also must go through a formal variation request. This request has
been submitted for review. But the application may not be necessary at this time.
14. This comment is acknowledged.
15. The parking and access easement is part of the plat being reviewed for the SW M easements and drainage easements. This plat
will be approved and recorded, prior to site plan approval.
16. The sight line is located within the right of way, as shown on sheet 3 and sheet 4. No offsite easements are necessary.
Fire/Rescue:
1. No objections
VDOT:
1. An AM-E has been submitted to VDOT for the entrance for review and approval.
2. The right of way has been updated for the 8' buffer and 3' clear zone along the frontage of the property.
Engineering:
1. It is acknowledged that the WPO must be approved prior to final site plan approval. The WPO is under review.

ARB
4. Acknowledged. The temporary grading and construction easements are shown on sheet 3. The easements will be
recorded prior to final site plan approval.
5. Comment previously addressed.
6. The SWM facility has been added to sheet S of the site plan. It is also shown on the VSMP/WPO plans. The elevation of
the 100 year storm event for the SWM basin stops at the property line, as shown with the spot shots on the grading plan
and the SWM plan. On the adjacent property is an offsite grading and drainage easement over this area for the run-off to
drain from the entrance road to the SWM facility. This easement is also shown and labeled on Sheets 3 and S.
7. The shrub has been removed from the riprap area.

9. The sidewalk is fully within the VDOT right of way, see sheet 3.
1. The developer is working directly with ARB for the review and approval of the project. This plan set addresses the ARB
comments, and the site plan will be submitted directly to ARB with the building updates for review and approval.
ACSA
1. ACSA is ready to approve the project, pending RWSA approval of the connection.
