The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on
Monday, Septembeer 21, 2020. The Board unanimously approved the request, pending staff
administrative approval of the following conditions:
1. Provide details on the gas meter enclosure (material and color) to ensure coordination.
2. Revise the plans to remove the references to the stonewall currently included on the Cover
Sheet and the Grading and Drainage Plan.
3. Revise the landscape plan to remove the Holly tree that is in the sanitary easement.
Regarding the Comprehensive Sign Plan
1. Reduce the overall sign area to not exceed the maximum of 32 sf.
2. Please note that the ARB may require future tenants modify the color and scale of standard
templates for trademarks, service marks, corporate logos and graphics. When used,
trademarks, service marks, corporate logos and/or graphics should be incorporated as an
integral part of the overall sign.
3. Consider revising the freestanding sign design to incorporate brick.
4. Coordinate the proposed landscaping and the location of the monument sign to ensure
there are no conflicts.
5. Coordinate the proposed landscaping and the external illumination so that the light fixtures
are shielded from view from the EC.
6. Please note that the ARB may require future tenants modify the color and scale of standard

trademarks, service marks, corporate logos and/or graphics should be incorporated as an
integral part of the overall sign.
7. Revise the sign proposal to limit the mounting type to individual letters mounted to the wood
sign screen above the storefronts.
8. Revise the sign proposal to limit illumination to a single type.
Please provide:
1. One full set of revised drawings addressing each of these conditions. Include updated ARB
revision dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If
changes other than those requested have been made, identify those changes in the memo
also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate
review and approval.
3. The attached 'Revised Application Submittal' form. This form must be returned with your
revisions to ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a
Certificate of Appropriateness may be issued.
