Additional comments have been included from the action letter following the July 20rh ARB meeting. The following revisions are requested to make the proposal consistent with those conditions as well as the Entrance Corridor design criteria. 5. Revise the maximum proposed building height on the site plan cover sheet to match the actual proposed building heights. Rev. 1: Comment not yet fully addressed. See comment #3 above. If some of the villas are 40' in height, then the height note on the cover sheet of the site plan needs to be revised to correctly state this. However, if that was in error, and all the villas are 29'-8.5" in height then this comment has been addressed. Rev. 2: Comment not vet fully addressed. Include the "ProDOsed" building heiahts on the cover sheet of the site plan. Although the proposed building height area of the coversheet is still provided, the heights specified have been removed for both the townhouse and the villa units. 20. Revise spacing of the large shade trees along the interior roads to meet the 40' on center minimum spacing. Add one additional tree to the west side of Berwyn Lane, two trees to the east side of Berwyn Lane and two trees to the south and west side of Loyola Way. Rev. 1: Comment not yet fully addressed. Internal street tree placement has been significantly altered since the last submission. The 40' minimum spacing along interior roads is not being met. It appears that there are additional opportunities to increase the numbers of trees provided. Address the following: i) Add landscape easements where trees are located outside of the right of way and in private lots. In order to add some of the above trees additional landscape easements will be required and must be added to the site Dian. Some lots of note are: i.Block A: Route 20, Dauphine Drive. and Berwyn Lane sides. ii.Between units 75 & 76 iii.Between units 79 & 80 iv.Between units 63 & 64 v.Between units 15 & 16 (both sides of the street) Page 1 of 3 29. vi. Between units 38 & 39 vii.In the lot of unit 34 viii.In the lot of unit 29 utilizing the overhead lines. 30. Rev. 2: [New Commentl Revise the site plan to be complicance with ZMA 2020-6. Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating whether you will or will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be unable to approve your application. If you choose to proceed with the revisions, please forward me one paper set, as well as digital versions, of revised drawings together with a memo summarizing the revisions you've made. Your decision to make the revisions will suspend the 60-day review period associated with your original submittal. However, I expect to complete the review of your revised proposal within 2 weeks of your re - submittal. If you have any questions about this action, please contact me as soon as possible.
