The following is a summary of how the comments have been addressed: Planning Comments: 1. This comment is acknowledged, the updates to the design are consistent between the Road and Final Site Plan. 2. The comments have been addressed as follows: a. The Swede Street plan view has been updated to provide 0.5' between the sidewalk and ROW line, per the section. d. The Asphalt Paving for the Emergency Access Easement is now included on sheet 9. e. See (a) above. f. The existing access easement to TMP45-112F has been revised with corrected deed book and page number. 5. The comments have been addressed as follows: a. The calculation is revised to include additional frontage along the sidewalk extension south of the entrance (331' frontage - 55' of intersection = 276' tree frontage) and a 74 street tree is added on Berkmar Drive to meet the requirement. The street trees are all provided north of the intersection with Empire Street. The Final Site Plan is consistent with this update. The tree caliper is now added to the Plant List. b. n/a c. The Woodburn Road street trees are out of the overhead easement and the Final Site Plan landscaping plan is now consistent with this update. d. The landscape easements are now labeled on sheets 19 and 20, and the street tree at Lot 4 has been shifted into the landscape easement as requested. 8. The comments have been addressed as follows: a. The off -site demolition within TMP45-112F shall occur per a right -of -entry (ROE) letter from the owner of the property. b. The off -site sight distance easement at the corner of TMP45-112F shall be recorded as required. The easement is now labeled on sheet 3. 9. The sight distance easement is now labeled. 10. The comments have been addressed as follows: a. Engineering comments concerning TMP45-112F easement area and parking space depths have been addressed. b. The existing improvements are now accurately represented on the plans and tie into proposed improvements. c. The proposed sidewalk is now extended over to the Empire Street sidewalk to provide connectivity. d. The Final Site Plan is consistent with the Road Plan. 11. The open space areas have been updated and verified and are consistent with the new Final Site Plan submittal. Engineering Comments: Sheet 20 New 23. The canopy tree at Lot 16 has been relocated. 1. The parking space geometry has been revised. A 2' striping now allows the 18' parking depth required. A bumper block has been added as required. 2. The off -site sight distance easement shall be recorded across TMP45-112F as required, it is now labeled on sheet 3. 3. A right of entry (ROE) letter from the owner of TMP45-112F shall be provided as required. 4. The existing conditions on TMP45-112F are now accurately depicted. VDOT 1. The Swede Street geometry has been revised to allow the on -street parking spaces to remain outside of the Marsac Street sight distance line.
