Dear Mr. Raney:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned Commercial (Cl). ZMA2002-00009 approved 11/06/2002,
rezoned a 0.50-acre portion of TMP 79-9 that is south of Route 250 with proffers.
Section 22.2 of the Zoning Ordinance lists the permitted uses. The Property is subject to
SP2008-00033 for water consumption, approved 12/03/2008. (See links)
• The Property is subject to the Entrance Corridor ("EC") Overlay, as described in Section
30 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance').
• Development of the Property, including ingress and egress, has occurred per SDP2007-
00155 and the approved letters of revision (LORs) and is subject to applicable use, site
plan, and water protection ordinance regulations. The use approved is for an Automobile
Service Station and Convenience Store.
• There are no pending special use permit, zoning map amendment, special exception or
variance applications pending approval on the Property.
• This office has no record of any open building or zoning violations for the Property.
• There are no proceedings, pending or threatened, to revoke, rescind, alter, or declare
invalid, any laws, ordinances, codes, approvals, permits, or certificates applicable to or
issued in connection with the Property by the County of Albemarle, Virginia.
• Copies of any relevant records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.oro once they have been approved or issued.
