With this letter, we would like to formally request a waiver to the County Ordinance requirements for
recreational facilities, described in the Zoning Ordinance Section 4.16, for the proposed development.
This project intends to provide amenity and recreational facilities appropriate to more elderly and
special needs demographics by providing outdoor and indoor spaces that encourage gathering and
solitude, as well as recreation and rest. Considering the demographic, amenity objectives, and limited
space as an infill project within the Urban Development Area, this project intends to meet all greenspace
and amenity requirements of the NMD by requesting a substitution for recreational facilities and a
reduction in total recreational area required per Albemarle County Zoning Ordinance Section 4.16. This
Project provides amenity and recreational facilities as specified in section III Table D of the Code of
Development and as summarized in the table below:
