Subject: Initial Review Comments for SP2020-00016
The following comments are provided as input from the Zoning Division regarding the above
noted application(s).
1. Conformity with Zoning Ordinance shown on Concept
a. The only 35' rear yard setback shown on parcel 72 should be the line to the
north, adjacent to the TMP 56A2-04-0-A4, R-6 zoning. The setback on Parcel 72
adjacent to TMPs 56A2-02-OB 19, 21, 23 and 25 should be shown as a 25' Side
setback. This will allow the new recreation building to meet the setback. The
property line between Parcel 72 and Parcel 72A should each have a 25' side
yard setback shown on either side of the lines.
b. Consider adding screening landscaping in the area near the new structure. This
may mitigate the impact of the structure on the lots on TMPs 56A2-02-OB 19, 21,
23 and 25.
c. Also consider screening landscaping along the proposed entrance from Hill Top
Street.
d. Parking provided is OK.
e. Be mindful of lighting on the building when designing the building and final site
plan. The need for lighting on the west side of the building is more than likely
unnecessary which should avoid conflict the adjacent residential. Glass walls,
similar to the YMCA in McIntire Park are discouraged, as the lighting within the
structure more than likely will create a big impact to the adjacent residential

properties.
A Zoning Clearance will be needed if the SP is approved by the BOS. This is to
assure compliance with any conditions.
2. Conditions
a. Review of proposed condition is requested.
b. The landscaping mentioned above may be condition. This may be able to be
covered in the first standard condition as a major element.
