In order for the amended site plan to be approved the following revisions are required: 1. [32.5.2(b), 4.121 Parking count and design. a. Provide the gross square footage of the Schewel's Furniture development so staff can confirm that adequate parking is being provided onsite. Rev. 1: Staff finds that the revised site plan provides the same number of parking spaces on this parcel that were previously approved with the 2010 final site plan. Therefore, this comment is sufficiently addressed. b. Update the total parking space count in the front parking lot of the Schewel's site to 26. The plans current indicate 24 spaces are provided in the front parking lot. Rev. 1: Comment addressed. c. Per Sec. 4.12.15(f), designs that provide parking along accessways providing principal ingress, egress, and circulation on the site are not permissible. As such, move the existing parking island so that the added parking space is included in the parking row to the left and separated from the travel lane to the right. Rev. 1: This comment addressed the design of a proposed parking space that has since been relocated to another area. Therefore, this comment is sufficiently addressed. d. [Rev. 11 The seven (7) parking spaces adjacent to the building, northeast of the main entrance measure 8' x 18', not 9' x 18' as indicated by the plan label. Since these spaces and sizing were allowed with the approval of the 2010 original site plan measurements, they are allowable now. However, revise the site plan label to indicate the number of parking spaces and their associated size (e.g. "7 — 8' x 18' Parking Spaces", etc.). 2. [32.7.2.3] Sidewalk. Similarly, extend the sidewalk in front of the new space and modify the handrail so customers do not have to walk into the travel land to reach the building (or climb over the railing). Rev. 1: This comment addressed the design of a proposed parking space that has since been relocated to another area. Therefore, this comment is sufficiently addressed. 3. [4.12.19] Dumpster. a. Indicate the dampster pad material. Note, per the zoning code, dumpster pads must be constructed of concrete. Rev. 1: Comment addressed. b. Revise the dumpster pad design such that the length of the concrete pad extends no less than eight feet beyond the front of the dumpster. See Sec. 4.12.19(b) for more information. Rev. 1: Comment addressed. 4. [32.7.9] Landscape Plan. Are the two (2) Chinese Holly plants intended to be on either side of the building entrance? Staff was not able to locate these two plants, however there are two (2) additional Shamrock Holly plants identified on the plan map, above what is listed in the plant list/schedule table. Rev. 1: Revise the following elements of the Landscape Plan: a. The quantity of Shamrock Holly plants noted in the Schewels Plant List table did not appear to match the number provided in the site plan map. It was off by one (1). Review and revise as needed. b. Update the Landscape Requirements breakouts for both the site and Schewel's parcel, to reflect the increased number of trees provided. 5. [Comment] Sign location. In accordance with recent County guidance, please remove sign location depictions and labels from all plan sheets. Rev. 1: Comment addressed. 6. [32.6.2(h)] Signature panel. Add a signature line for Albemarle County Service Authority, Rev. 1: Comment addressed. The Code is kept up to date by the County Attorney's office. The Code may be found on the County Attorney's website which may be found under "Government" on Albemarle.org. In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a revised final site plan to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
