Dear Mr. Hughes:
The Department of Planning and Community Development hereby grants administrative approval to the
above - referenced preliminary plat. The approval of the preliminary site plan is valid for (1) one year in
accordance with Subdivision Ordinance Section 32.4.3.1. Therefore, the preliminary approval shall expire
July 5, 2007. If the preliminary plat approval expires, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and submit 17 copies of the final plat to the
Department of Planning and Community Development. A standard application and fee must accompany
these plats. The Road Plans, Erosion and Sediment Control Plan, and the BMP Stormwater Management
Plan, with the associated applications and fees, may also be submitted at any time.
After the initial final plat submittal, each department /agency will contact you to discuss any remaining
conditions. Once all aforementioned department/agencies have granted a tentative approval, you may submit
the final mylar or paper copy for signature by the Department of Planning and Community Development.
The project coordinator will inform you when the plat is ready for signature.
The final plat will be subject to all final subdivision plat requirements (Subdivision Ordinance Section 14-
303), in addition to the following conditions.
1. The final plat shall not be signed until the following conditions are met:
Virginia Department of Transportation approval to include:
1. All accesses and roadways shall be designed in accordance with the current Subdivision
Street Standards, The Minimum Standards for Entrances to State Highways and the Road
Design Manual;
Current Development Engineering approval to include:
1. A special use permit is required if any fill is proposed within the limits of the floodplain for
proposed road construction.
Virginia Department of Health approval to include:
1. Primary and reserve drainfield approval for all lots of less than 5 acres.
