Charlottesville, VA22903 www.timmons.com October 8, 2020 Megan Nedostup Albemarle County Community Development 401 McIntire Rd Charlottesville, VA 22902 RE: Keswick Hall Additions — Minor Site Plan Amendment Plan Review — SDP-2020-056 - Comment Response Letter Dear Ms. Nedostup: We have reviewed all of your comments from September 28, 2020 and made the necessary revisions. Please find our responses to the comments below in bold lettering. CDD Inspections —Michael Dellinger: 1. VCC requires 8 accessible parking spaces for the number provided. Add 1 additional accessible parking space. The Sheet C0.00 and C2.00 have been updated to provide further clarity to the parking requirements. A total of 9 ADA accessible parking spaces are provided on the Keswick Property. Two (2) existing parking spaces are located adjacent to the existing pool facility which are to remain. An additional seven (7) ADA parking spaces have been provided within the new parking area. CDD Planning — Megan Nedostup: 1. Please clarify the provided parking. I counted 135 total spaces, and the plan states 246 are provided. Does that include Spa Spaces? If so, those should be removed from the site plan. The Sheet C0.00 and C2.00 have been updated to provide further clarity to the parking requirements and counts. A total of 109 existing parking spaces have been included within the calculations. These values do not include any proposed parking associated with the Spa Building development. See Sheet C2.00 for additional information. 2. Provide more information regarding the tent. There is a note on the plans that says "see landscape and structural details", however I don't see that information provided on the plans. More information is needed regarding this tent. Is this a permanent installation since anchors are being installed? What will this be used for? Covid seating for the restaurant lie temporary)? Events? Permanent outdoor space for the restaurant? This might have parking implications. Notes should be added to the plan on the intent for the tent use. Acknowledged. Additional notes have been added to Sheet C4.01 for clarification. Sheet S441 has been provided to capture the tent anchor details. To summarize, "AREAS ASSOCIATED CIVIL ENGINEERING I ENVIRONMENTAL I SURVEYING I GIs I LANDSCAPE ARCHITECTURE I CONSTRUCTION SERVICES WITH THE PROPOSED TENT ANCHORS ARE TO BE USED ON A TEMPORARY BASIS. TENTS TO SERVE AS SPILL -OUT SHADED SPACE BEHIND THE HALL DURING EVENTS WITHIN THE HOTEL BUILDING. PARTICIPANTS OF EVENTS WITHIN THE HOTEL BUILDING WILL BE GUESTS OF THE HOTEL AND PARKING RELATED REQUIREMENTS ARE CAPTURED AS PART OF THE HOTEL USE. TENT SPACES ARE NOT TO BE USED AS ADDITIONAL OUTDOOR DINNING SPACE OR COVID-19 RELATED SEATING." 3. An email indicated that there would be lighting changes. No lighting plans were submitted. Please include all information in the letter for changes and on the plans for all changes that are being requested. Acknowledged. Lighting and landscape changes have been added to the plan set and summary letter accordingly. We have included PDF copies of the plans.
