"Property"), Owner — Arden Place Associates LLC, 167 West Landing, Williamsburg, VA 23185
To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Residential — R-15. The permitted uses of the Property are
provided in Section 18 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Airport Impact Area and Entrance Corridor
Overlay Districts as described in Section 30 of the Zoning Ordinance.
• The Property is subject to the approved site plans SDP201100040 "Arden Place —
Minor." It appears the property has been developed in accord with these plans.
• The multi -family apartments ("Current Use") are a permitted use of the Property.
• In the event of casualty or destruction to some or all of the improvements on the
Property, the improvements could be rebuilt to their current specifications, subject to
building code requirements.
• There are no additional proffers or conditions associated with the Property.
• There are no outstanding building or zoning violations on file. This office does not keep
track of fire violations, you can reach the County of Albemarle — Fire and Rescue at
(434) 296-5833 to see if they have any fire violations on file.
• All governmental permits and approvals necessary for the construction, use, operation
and occupancy of the property have been issued and are in full force and effect.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.org once they have been approved or issued.
