Re:LOR#1 to SDP1980-53 – Madison Office Park Pump Station Replacement Project
Dear Mr. Perez:
Whitman Requardt and Associates (WRA) is pleased to provide revised plans for Madison Office Park Pump Station
Replacement Project to the Albemarle County Department of Community Development for review and comment. The
electronic submittal includes this (1) Comment Response Letter and a (2) partial plan set.
WRA offers the following summary and responses to the review comments issued on May 15, 2020. To assist in the
review of the resubmittal, the comments are summarized below in italic text.
LOR Application Comments:
Comment 1: Provide a paved turn around for the access road serving the new pump station building.
Response:Turn around area provided, see Sheet C-4.
Comment 2: Revise the zoning to include Entrance Corridor (EC).
Response:Entrance Corridor (EC) added to Sheet G-1.
Comment 3: Revise the title of the plan: “LOR#1 to SDP1980-53: ASCA Madison Office Park pump Station
Replacement.”.
Response:Title revised on Sheet G-1.
ARB Comments:
Comment 1:Indicate the wall material on the architectural drawings.
Response:The wall material for the new pump station is shown on revised Sheet A-3, transmitted with this site
plan resubmittal package.
Comment 2:Add the following note to the site plan and the architectural plan: “Visibility of all mechanical
equipment from the Entrance Corridor shall be eliminated.”
Response:Note added to Sheet C-4 as sheet note # 10.
Comment 3:Confirm no new lighting is proposed or provide complete information on all proposed lighting in the
plan.
Response:The proposed lighting fixtures for the pump station have been shown on revised Sheet A-3,
transmitted with this site plan resubmittal package.
Comment 4:Coordinate the type and location of new trees to avoid conflicts with the new overhead lines.
Response:A note has been added to Sheet C-3 instructing the contractor to coordinate the type and locations
of new trees following the installation of the new overhead electrical service for the pump station by
Dominion.
Comment 5:Add the standard plant health note to the landscape plan: “All site plantings of trees and shrubs shall
be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs
and trees pruned minimally and only to support the overall health of the plant.”

Comment 6:Add a standard plant schedule to the plan.
Response:Plant schedule added to Sheet C-3.
Comment 7:Specifically identify on the demolition plan each tree to be removed.
Response:Trees to be removed have been identified on Sheet C-2.
Building Official:
Comment 1:No objection to the LOR. Be advised that Buildings or Structures built before January 1, 1985 must
have an asbestos survey performed in order to apply for a demolition permit. Asbestos removal
permits are required if positive for such from Albemarle County and VDOLI. Contact VDOLI for their
additional requirement and permits for demolition projects at 540-562-3580 Ext. 131.
Response:An asbestos survey of the existing pump station building will be performed prior to construction to
confirm the need for a demolition permit and disposal requirements.
