RE: SDP - 2006 -0049 Workman /Hoffman Building Preliminary Site Plan
Dear Sir:
Pursuant to Section 32.4.2.4 of Chapter 18 of the Albemarle County Code, the above referenced site plan
has been denied. This action has been taken because the site plan has not been revised to include required
revisions of the Site Review Committee. Those items that have not been addressed are:
1. [18- 32.5.6k] Please show the proposed conceptual layout for all storm drainage and SWM
facilities.
Rev. 1: This comment has not been adequately addressed with this plan submittal. The
conceptual drainage system does not appear to work in conjunction with the proposed SWM
facility.
It does not appear that the site drainage reliably gets to the proposed biofilter. The applicant has
not provided pipe profiles or detailed sections to provide sufficient information to show that this
drainage system will work. A conflict also appears with the layout of the sanitary sewer line and
SWM access road in relation to the needed storm sewer pipe from the drop inlet to the SWM
facility.
It appears that the site layout may need to be adjusted to accommodate this issue. Therefore,
Engineering recommends denial to this preliminary site plan.
2. [32.5.6a] Descriptions of all variances, zoning proffers and bonus factors applicable to the site.
COMMENT: Provide the proffers from ZMA- 2003 -0 l 1 on the first page of the plan not ZMA -
96-04. It may be easier to make the statement under the "Proffered Use Restrictions" header that
the site is subject to the proffers of ZMA- 2003 -011
3. [32.5.6a] Sheet number and total number of sheets. COMMENT: The sheet numbers shown are
C 1 and C3. Correct to note 1 of 2 and 2 of 2 etc.
4. [32.5.6a] Owner, zoning, tax map and parcel number and present use of adjacent parcels;
departing lot lines COMMENT: The reference to TMP 61 -124A is a little off this is the parcel
where the stormwater detention facilities is located to the east of Lot 6. Provide the correct
adjacent parcel information for the parcel to the north and to Lot 7. These lots have all been
subdivided and have their own TMPs now. Also note that Lot 7 is currently being reviewed for
final approval.
You may obtain reinstatement of review as provided by Section 32.4.2.4 of Chapter 18 of the Albemarle
County Code. A reinstatement fee of $65 must be included with the resubmittal of the plan. If a revised
plan and fee are not received within fifteen (15) calendar days the plan shall be deemed to be denied and a
new application and fee shall be required for submittal of the plan.
In accord with Section 32.4.2.7 of Chapter 18 of the Albemarle County Code, this decision may be
appealed.
