Residential Surveying Services(residentialsurveyingOgmail.com) From: Andrew Reitelbach, Senior Planner Division: Planning Date: October 7, 2020 Subject: SUB2020-00146 Edgecomb — BLA Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)3; 14-302(A)41 Where is revised parcel 67-1D in Albemarle County getting its road frontage from? It appears that the 20' access easement created with the 2002 family division, which previously gave this parcel its frontage, is now being entirely incorporated into revised TMP 67-1C1, leaving 67-1D without any frontage. The 20' easement does not appear to touch revised 67-1D at any location. Provide revised TMP67-1D with its required amount of road frontage. 2. [14-302(A)9] Indicate on the cover sheet of the plat whether there are building sites on each of the two new lot configurations that comply with 18-4.2.1 of the Zoning Ordinance. Use the following language, adapted as applicable to these lots: "Revised parcel [letter or number] and revised parcel [letter or number] each contains a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14-302(A)10] Revise the language on development rights, using the following note adapted as applicable. It appears that each resulting lot from this BLA will only have one development right and cannot be further divided based on the lot configurations. Suggested language: "Revised TMP 67-1 C 1 is assigned one development right and may not be further divided. Revised TMP 67-1 D is assigned one development right and may not be further divided." 4. [14-302(B)1] Provide the date of last revision of the plat on future submittals of this plat. 5. [14-303(D)] It appears that there is a typo in the new total acreage for TMP 67-1C1. Adding the portions up, it appears that the new area is 7.613 acres (not 7.631— it looks like the numerals just got switched). 6. [14-3121 Provide the location(s) of the existing house and other buildings on TMP 67-1 D/ Louisa 20-1. Are the house and other structures located in Albemarle or Louisa? Setback requirements may be affected by its location. [14-309, 14-3101 Provide information on the septic fields for TMP 67-1D. This requirement may also be affected by the location of the house and structures as mentioned in the comment above.
