Finally had an opportunity to look into the parking question for you.
The answer is that 745 spaces are approved.
The logic is as follows: The use you are proposing is a hybrid between conventional residential
and student housing. Conventional residential requires 2 spaces per unit. 300 units X 2 spaces
= 600 spaces minimum required and 720 permitted as maximum (120% of minimum). However,
student housing requires 1.25 spaces per bedroom X 750 bedrooms = 938. This is clearly
excessive. Therefore, your parking study has been accepted. If you have any questions please
let me know.

I left voice message regarding the same. I wanted to talk to you about the parking count as
explained below and the following items:
We need to get some embankment specifications from a Geo -tech for engineering
design purposes. County Engineers has agreed to review specifications provided by us
for this submission. But we will eventually need to get more accurate information from
a Geo -tech. For them to give this information to us, they need to access those areas in
the site with their equipment truck and thus need to cut down some trees to make
way. What kind of permit do we need to do this prior to approval?
2. We are proposing one tap on the main for sewer lateral which would serve 6 units.
Jeremy at ACSA said that he could authorize one sewer lateral for 3 units. If it is more
he thinks it will be a permitting issue since laterals are not public. We checked the
international plumbing code and it is allowed. Whom should I contact regarding this at
the County? Jay Schlothauer - ??

Thanks for agreeing to work with me on the parking count. As I mentioned, I am working on
planning revisions.
Number of Units: 300
Number of 2 Bedroom Units: 150 (Total of 300 Bedrooms)
Number of 3 Bedroom Units: 150 (Total of 450 Bedrooms)
Based on what the Dovetail builders usually provided in their previous developments, the space
count is 105% of the bedroom count. The percentage is based on their understanding of the
parking need in student apartments. I would be glad to explain you further if needed.
However, we would need to provide 787 parking spaces (105% of 750). Our site plan currently
shows 749 spaces (1 per each bedroom). We have removed 4 spaces in the process of
addressing storm water concerns. Thus the parking calculations stand as follows:
Total Number of units: 300
Minimum Parking required as per code: 2 spaces per unit =600 Spaces
Maximum Parking allowed as per code: 600 x 1.2= 720 Spaces
Parking Count we are requesting: 745 (25 additional spaces)
Please advice what is the procedure to apply for modification or the maximum number you
would allow other than 720.
