Subject: SDP202000047 Senior Center Pepsi Place — Minor Site Plan Amendment
The site plan amendment referenced above has been reviewed by the Planning Services Division of the Albemarle County
Department of Community Development (CDD) and by other members of the Site Review Committee (SRC).
The Planner will approve the plan when the following items (from the Planner and other SRC plan reviewers) have been
satisfactorily addressed and when all SRC plan reviewers have indicated in writing their tentative approvals. [Each comment is
preceded by the applicable reference to the Albemarle County Code.]
[32.7.9, 32.5.2(b)] Landscaping.
a. The landscape features shown on the minor site plan amendment do not appear to match the landscape plan
that was approved with the previous 1990 site plan. The minor site plan will need to align with the previously
approved landscaping plan OR provide a landscaping plan that meets the requirements of the zoning ordinance
(Sec. 32.7.9). Review and revise accordingly. Rev. 1: Comment acknowledged in the applicant's comment
response letter. The site plan was revised to meet current zoning requirements. See additional comments
below.
b. On the Existing Conditions sheet, identify each existing tree species. A common species name is sufficient.
Rev. 1: Comment not fully addressed. Please identify the trees shown below.

Rev. 1: Additional revisions are needed. Demonstrate that the landscape plan meets the requirements of

2. [32.5.2(n), 4.12.19] Dumpster pad. The dumpster pad does not appear to be in the location that was approved by the 1990
site plan. Submit details and information to show that the zoning ordinance requirements of Sec. 4.12.19 are being met by
the location shown on the current plan. Rev. 1: Comment addressed.
3. [Advisory Comment] Easement holders. Based on the proposed fence location, staff recommends reaching out to relevant
easement holders, such as Century Link, Dominion Power, VEPCO, to make them aware of improvements that are proposed
within the respective easement areas. Rev. 1: Comment acknowledged by applicant with the comment response letter.
4. [32.5.2(a)] Application ID. Include the application ID on the Cover Sheet (SDP202000047). Rev. 1: Comment addressed.
5. [32.5.2(a)] Zoning. Include in the Zoning Notes that this property is subject to the Airport Impact Area and Steep Slopes
(Managed and Preserved) overlay districts. Rev. 1: Comment addressed.
6. [32.5.1(c), 4.20] Setbacks. Rev. 1: Comment addressed.
a. Revise the Setback Notes to provide greater alignment with the setback requirements provided in Sec. 4.20,
whereas:
1. 2011 minimum for off-street parking or loading spaces, 50ft minimum for structures (if abutting
residential lots)

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Timmons Group, dated 01 June
2020, revised 09 September 2020 and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at
(434) 422-9399 for information pertaining to this process.
