Please find our responses to the comments below in bold lettering. Sheet 1: 1. Revise 'critical slopes legend' to read 'steep slopes'. Recommend legend discriminate between preserved steep slopes, and managed steep slopes. Revised 2. Recommend revise line -type and labels to identify and distinguish types of steep slopes. Revised 3. Provide leader line for N18°35'12" E, 70.35' slope line segment just prior to L7. Added 4. Revise vicinity map to 1" = 2000' . Revised 5. Revise Area Tabulations: Add floodplain area value to (public) drainage easement, if this is the case. Additional at items 12-13, 21-23, below. Converted floodplain easement to Drainage easement and revised easement area values to reflect revised information. 6. Revise Surveyor's Certificate to reference public drainage easements. Revised 7. Note 2: Provide date of Timmons Group field survey that recovered property corner or other information. Added information ENGINEERING I DESIGN I TECHNOLOGY 8. Note 4: Revise reference to FEMA Flood Insurance Rate map effective February 4, 2005 to effective May 16, 2016. Please ref. county code 18-30.2.3. Revised Across plat sheets: 9. Revise permanent drainage easement labels to read permanent public drainage easements. Note: Once all plat review comments are addressed, Engineering will format a deed of dedication of (drainage) easement to accompany, be executed and recorded with plat. Revised 10. Match lines and sheet numbers appear inconsistent. Please revise match line labels, as needed. Revised 11. Since space permits and distinct line -types are used, recommend line -work legends on Sheets 3, 4, 5 as guide to permanent: landscape, slope, and public drainage easements. Revised 12. Revise plat (sheet) titles to eliminate reference to a permanent floodplain easement. Revised 13. Note: If Planning/any review agency has directed permanent floodplain easement be shown, please contact Engineering, and we will sort it. Item has been resolved per September emails between John Anderson, Jonathan Showalter, and Adam Moore. VDOT has approved changing to a drainage easement. 14. Ensure plat provides ties to at least two monuments located on parcel boundary (14- 303.1). Labels should make explicit reference to permanent markers: NS, IPF, VDOT Mon, etc. (At L1 and L127, for example). Added 15. Recommend revise Right -of -Way labels to include dedicated to public use (Lewis and Clark Drive). Added 16. Include specific (xx') or Var. Width ROW labels. See Sheet 5 Lewis and Clark Drive as an example Added Sheet 3: 17. Reference VSMP/WPO201800073, sheets C5.2, C5.3 for proposed stream buffer/s. Show stream buffers on all plat sheets that should display stream buffers. Timmons prepared WPO and plat and is requested to coordinate with CDD/GIS to upload files as needed or directed by GIS personnel to update this GIS layer Point of contact: Andy Slack. Added 18. Related to item 17, include note typical of managing stream buffers in accordance with County Ordinance. Added 19. Provide inset detail for 1-15-1-16 common endpoint (circled, image below). Added 20. Provide parenthetical (total) descriptor for 210.88' since it is a total of 41.54', 60.57', 60.35' 48.42' segments bearing N22°51'49" E, beginning at 100' public right of way at Innovation Drive. Added a. Provide leader line for N18°35'12"E, 70.35' slope line segmentjust prior to L7. Added Sheet 4: 21. Propose note for managing mapped floodplain in accordance with Albemarle County Code. Deleted floodplain easement 22. Albemarle does not maintain or execute floodplain deeds, possibly because floodplain requirements are even more restrictive than stream buffer requirements. In similar vein, Albemarle does not recognize or require stream easements. Rather, Engineering requests linework in combination with Note to identify location of stream buffers and highlight that ordinance requirements exist. (Approach to floodplains is comparable). Converted floodplain easement to Drainage easement and revised easement area values to reflect revised information. 23. Related 21., 22., retain 30,752 SQ FT. permanent floodplain easement value, but delete floodplain easement label. In other words, once mapped floodplain linework is added, it is useful to know that the portion of permanent public drainage easement that lies within mapped floodplain is 30,752 sq. ft. Converted floodplain easement to Drainage easement and revised easement area values to reflect revised information. 24. Show and label mapped floodplain horizontal limits across this and other sheets, as needed. No floodplain within this area 25. If currently labeled 30,752 sq. ft. floodplain easement is required to extend permanent drainage easement to a natural stormwater conveyance, revise label to permanent public drainage easement. Otherwise, purpose of permanent floodplain easement is somewhat confusing. Converted floodplain easement to Drainage easement and revised easement area values to reflect revised information. 26. Provide tie relative to L29, L30, L31, especially since slope easement is discontinuous at this point. (Similar to 23.66' tie at 1-33-1-34.) Added 27. Shift sheet 5 match -line slightly so that L93-L92 common endpoint is visible. Shifted 28. If L100 segment length = 26.79' total, provide tie relative to Right -of -Way. If 26.79' is length of segment between Right -of -Way and L99, provide total segment length from Right -of -Way to L101. Added crows feet to clarify Sheet 5: 29. Provide segment bearing for the landscape easement segment between L171 and L172. Existing C36 30. If 397.51' Oust N of sheet 4 match line) is a total distance, revise to include total; if not, provide parenthetical total distance value for 50.50', 397.51', 41.32', and 64.44' line segments. Revised 31. Provide inset detail for L64. Added 32. Provide tie relative to L39, L40 since slope easement discontinuous at this point. Added 33. Provide tie relative to L78, L79 at this point. Similar to previous comment. Added 34. If L76 segment length = 59.24' total, provide tie relative to Right -of -Way. If 59.24' is length of segment between Right -of -Way and L75, provide total segment length from Right -of -Way to L77. Added crows feet to clarify 35. If L86 segment length = 50.01' total, provide tie relative to Right -of -Way. If 50.01' is length of segment between Right -of -Way and L85, provide total segment length from Right -of -Way to L87. 36. Added crows feet to clarify 37. Provide tie relative to L89, L90, L91.
