Dear Mr. Anderson:
We have reviewed all of your comments from August 31, 2020 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
Sheet 1:
1. Revise 'critical slopes legend' to read 'steep slopes'. Recommend legend discriminate
between preserved steep slopes, and managed steep slopes.

Item has been resolved per September emails between John Anderson, Jonathan Showalter,
and Adam Moore. VDOT has approved changing to a drainage easement.
14. Ensure plat provides ties to at least two monuments located on parcel boundary (14-
303.1). Labels should make explicit reference to permanent markers: NS, IPF, VDOT
Mon, etc. (At L1 and L127, for example).

21. Propose note for managing mapped floodplain in accordance with Albemarle County
Code.
Deleted floodplain easement
22. Albemarle does not maintain or execute floodplain deeds, possibly because floodplain
requirements are even more restrictive than stream buffer requirements. In similar vein,
Albemarle does not recognize or require stream easements. Rather, Engineering
requests linework in combination with Note to identify location of stream buffers and
highlight that ordinance requirements exist. (Approach to floodplains is comparable).

23. Related 21., 22., retain 30,752 SQ FT. permanent floodplain easement value, but delete
floodplain easement label. In other words, once mapped floodplain linework is added, it
is useful to know that the portion of permanent public drainage easement that lies
within mapped floodplain is 30,752 sq. ft.

24. Show and label mapped floodplain horizontal limits across this and other sheets, as
needed.

25. If currently labeled 30,752 sq. ft. floodplain easement is required to extend permanent
drainage easement to a natural stormwater conveyance, revise label to permanent
public drainage easement. Otherwise, purpose of permanent floodplain easement is
somewhat confusing.

26. Provide tie relative to L29, L30, L31, especially since slope easement is discontinuous at
this point. (Similar to 23.66' tie at 1-33-1-34.)
