Dear Mr. Collins,
We have received revised site plans and architectural plans for the above -noted application that address the
conditions of approval the Architectural Review Board requested at its May 18, 2020 meeting. Additional
comments have been included from the action letter following the July 20rh ARB meeting. The following
revisions are requested to make the proposal consistent with those conditions as well as the Entrance Corridor
design criteria.
20. Revise spacing of the large shade trees along the interior roads to meet the 40' on center minimum
spacing. Add one additional tree to the west side of Berwyn Lane, two trees to the east side of
Berwyn Lane and two trees to the south and west side of Loyola Way.
Rev. 1: Comment not yet fully addressed. Internal street tree placement has been significantly
altered since the last submission. The 40' minimum spacing along interior roads is not being met. It
appears that there are additional opportunities to increase the numbers of trees provided. Address
the following:
i) Add landscape easements where trees are located outside of the right of way and in private lots.
In order to add some of the above trees additional landscape easements will be required and
must be added to the site plan.
Rev. 2: Comment not yet fully addressed. Address the comment. Ensure landscape easements
are shown and labeled for all required landscaping that is shown within the development lots.

Rev. 3: Comment not yet fully addressed. Address the following:
i.Revise the landscape easement lines shown in the Utility sheets to show the same
easements as in the Layout sheets between Lots 79 & 80 as well as Lots 75 & 76. In both
cases the Utility sheet shows only the portion of the easement parallel to the street.

iii.Revise the site plan to include landscape easements, and labels for landscape easements
for trees within Lot 45, 50, 53, 54, 55 & the corner of lot 83. Please note that there is a line
that may be an easement for the corner tree in Lot 83 but it is not labeled in any sheet.
Rev. 4: Comment not vet fully addressed. Although the sheets showthe easement, no deed
book and page number for a recorded easement is included in the label. These (lots 53, 54,
55 & 83) easements must be recorded, and the deed book and page number information
provided in the site plan labels, prior to final site plan approval.

iv.Revise the Utility sheets to include labels for the easements for the following locations: Lots
15 & 16, Lot 34, Lot 64, Lots 75 & 76, Lot 83, Lot 95, and Lots 98 & 99.
vii.Ensure all landscape easements shown the site plan are included in a plat and are recorded
prior to site plan approval.
a. Either move the trees back into the open space, where they were previously shown, or
provide landscape easement on them.
b. Ensure that no tree is located within, or within 3' of, any side walk and avoid conflicts with

2) Revise the placement of the trees along Route 20 to ensure they are all at least 3' from any
trail, sidewalk, curb or asphalt. Check all trees along Route 20. Many do not have that
clearance.
Rev. 4: Comment not vet fully addressed. Revise the location of the second larqe shade
tree from the southern property line along Route 20 to have a full 3' from any
pavement/sidewalk/trail/curb.
Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating whether
you will or will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be
unable to approve your application. If you choose to proceed with the revisions, please forward me one paper
set, as well as digital versions, of revised drawings together with a memo summarizing the revisions you've
made. Your decision to make the revisions will suspend the 60-day review period associated with your original
submittal. However, I expect to complete the review of your revised proposal within 2 weeks of your re -
submittal.
If you have any questions about this action, please contact me as soon as possible. I look forward to receiving
your revisions and completing this review with an approval letter.
