RE: Keswick Hall Spa WP0201800078 Plan Amendment Summary
Dear Mr. Anderson:
The following is a summary of the proposed stormwater revisions to WP0201800078 Keswick Hall Spa plan since
the previous WPO plan approval for drawings dated 04/01/2020. Please do not hesitate to give me a call if you
have further questions.
Summary Narrative
Ownership has reduced the building square footage by approximately 6,000 SF which created the need to adjust
the grading around the southern side of the building. In response to the building size reduction the load dock and
mechanical equipment spaces have been revised along the eastern side of the building. Ownership elected to
remove excess parking spaces and modifications to the parking lot, east of the building have been incorporated into
this set of drawings. All permeable pavers within the eastern parking lot have been removed. Stormwater quantity
and quality calculations have been revised to reflect this change. The reduction in proposed impervious area has
been noted on sheet C6.0. Stormwater infrastructure, water and sewer lines have been modified to accommodate
this update. The 20 ft permanent stormwater management facility easement (DB 05368 PG 0603-00612; DB 05368
PG 0613-00619) has not bee modified as the outfall from the CMP detention system has not been moved.
The following is a detailed description of changes per plan sheet
• Sheet CO.00
D Building square footage has been updated along with the parking calculations.
o E&SC Phase 4 has been added to the plan set.
• Sheet C3.0
o Sediment trap #1 and #2 details have been updated to match the E&SC sheets & revised drainage
areas.
o Sequence of construction has been updated to reflect a fourth phase.
• Sheet C3.1
o Sediment trap #2 has been removed from this phase. Disturbance within the existing gravel parking
area (location of construction trailers) to be limited during this phase.
• Sheet C3.2
o Sediment trap #2 has been removed from this phase. Disturbance within the existing gravel parking
area (location of construction trailers) to be limited during this phase.
• Sheet C3.3
o Phase 3 has been revised to reflect an intermediate phase between Phase 2 and Phase 4.
• Sheet C4.0
o The building footprint has been reduced, loading dock and mechanical equipment location have
been updated.
o The southern most 12 parking spaces have been removed.
o Sidewalk nearest Club Drive, adjacent to the parking lot, has been removed along with the cross
walk to the west.
• Sheet C5.0:
o Site grading has been revised to accommodate the changes described on C4.0.

0 Inlets and pipes around the site have been updated. The outfall pipes (#101 to #109) have not
been moved and remain within the stormwater easement.

0 The Post -Developed drainage area map has been revised to reflect site plan changes described on C4.0.
0 Water Quantity calculations have been updated to reflect the revised post -developed condition. The weir plate
detail has been updated to reflect the updated calculations.
0 The Water Quality Analysis has been updated to reflect the removal of permeable paver area.
• Sheet C6.1
0 The Hydraulic Design Calculations have been updated to reflect to reduction in permeable pavers east of the
building.
• Sheet C6.2
0 Stormwater pipe and inlet calculations have been updated to reflect the revised site conditions.
• Sheet C6.3
0 Drainage areas have been updated to match the inlet adjustments
• Sheet C6.4
0 The VRRM spreadsheet has been updated to reflect the proposed site conditions and reduction in permeable
pavers.
• Sheet C7.1
0 Profiles have been updated.
• Sheet L1.10
0 Landscape plan has been updated to reflect the latest site plan changes.
