RE: Southwood Village I — Final Site Plan Review — Comment Response Letter
Dear Mr. Morrison:
We have reviewed all of your comments from October 5, 2020 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
Water Hvdraulic Model:
1. Update model based on 12" water main.
Water model has been revised.
2. Per discussion with Fire Rescue, 1,500 GPM will be the required fire flow to achieve at
all fire hydrants.
Water model has been revised.
3. If you wish to request cost sharing for oversizing the water main, show that the required
fire flow can be achieved through a smaller diameter water main.
The water model has been revised to reflect a 12" main along Hickory Street and an 8" main
throughout the remainder of the site.
Sewer Hydraulic Model:
1. Update based on new sewer alignment.
Sewer model has been revised.
2. For each apartment unit (regardless of the number of rooms) use 270 GPD. The SCAT
regulations don't differentiate between number of rooms and 270 is the average that
ACSA has chosen to use for apartment units.
Sewer model has been revised.
3. Ensure all sewer runs, after the flow is peaked at 4, is below 90% capacity.
All sewer runs are below 90% capacity at peak flow.
Water/Sewer Partial Revised Plan (General Comments):
1. It appears from the old laterals still shown, some units may have a proposed shared
lateral (like lots 25-32).
ENGINEERING I DESIGN I TECHNOLOGY
Laterals have been separated for each lot.
2. Understood that water revisions are required based on proposed sewer alignment. I will
review these once they are complete and submitted.
Water and sewer revisions have been included with this submittal.
3. Condo 1,2,3 and 4 all appear to be served by a single meter. Each building must have its
own meter. Connection fees (if applicable based on "redevelopment' versus "fee
simple") are based on number of units, so multiple meters will not increase the
connection fees associated with capacity.
Water meters have been separated for each condo building.
4. Angled sewer crossing on the road should be called out in profile view as DIP.
Angled sewer lines have been revised to Class 52 DIP.
