HomeMy WebLinkAboutSUB202000179 Review Comments Final Plat 2020-11-02County of Albemarle Department of Community Development Memorandum To: David Nichols, Roudabush From: Tori Kanellopoulos — Senior Planner Division: Planning Services Date: November 2, 2020 Subject: SUB202000179—TMP's 61-167A, 170, and 171A— Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. 14-203 Fees. According to CountyView, a $581 fee was paid, however the Boundary Line Adjustment fee is $215. Please confirm if $581 was paid, and staff can initiate a refund for the difference. 2. 14-302(A)(4)(5) Easements. Show and label any easements on these parcels (TMP's 167A, 170, and 171A). 3. 14-302(A)(4)(5) Easements/dedications. Include the Deed Book/Page Number for the 50' greenway dedication along the western edge of TMP 61-170. This dedication should have been previously completed as a condition of final site plan approval for the Waldorf School (per previous SP2006-10). 4. 14-302(A)(9) Building site. Revise the building site note: "Revised Tax Map Parcel 61- 167A and revised Tax Map Parcel 61-170 each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 5. 14-302(B)(1) Date of revision. Include revision dates with any resubmittals. 6. 14-302(B)(5) Special use permits. Include that TMP 61-170 is subject to special use permit SP201800021. 7. 14-303(D) Acreage of lots. According to GIS and the plat per DB 2884 PG 93, the acreage of TMP 61-170 appears to be approximately 13.205, not 13.886. 8. 14-312 Existing buildings. Show the existing buildings on these parcels. 9. Comment. Please show the `fish hook symbol' adjacent to the areas of TMP 61-171A and 170 that are being added to and combined with TMP 61-167A. 10. Comment Also show and label the managed steep slopes on these parcels. 11. Advisory comment. Please note that a letter of determination (LOD202000009) was completed for these properties.
