Subject: SUB2020-164 Sleep Number Charlottesville - easement plat

The County of Albemarle Planning Division will grant or recommend approval of the Easement Plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(B)71 Provide a notation that the property is not located in an agricultural -forestal district.

2. [14-303(D)] Provide the acreage of the property. Rev 1. Comment addressed.
3. [14-303(E)] Provide the easement holder(s) on the plat. Rev 1. Please fill in the recordation
information for these easements once recorded.
The reference will be added once the ACSA Easement has been recorded.
4. [Comment] Prior to plat approval Engineering and ACSA review and approval is required. Comments
are pending and will be forwarded once received. Rev 1. See attached Engineerine review comments
and the deed of dedication for the drainage easement which needs to he comma leted by the
applicant. sent hack to staff. and reviewed and approved by the County Attorney11rior to 111at
approval.
The deed of dedication for drainage easement templet has been forwarded to the developers to be
completed and submitted to the county.
Also. ACSA has stated in their attached comments that the utility plan shall be approved nn •or to
plat approval. Please ensure this is approved.

Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-
229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the
requirements within six (6) months after the date of this letter the application shall be deemed to have been
voluntarily withdrawn by the developer. Please contact Christopher Perez in the Planning Division by using
