The site is approximately 1.08 acres, is currently zoned HC Highway Commercial, and is also located within the entrance corridor. The applicant is the contract purchaser of the subject parcel and is interested in developing the property for a commercial use which complements the character of the corridor, incorporates architectural elements consistent with the Charlottesville area, and enhances the aesthetic quality of the existing retail/service corridor. The proposed commercial use is a 3,700 sf automated carwash with associated parking lot and infrastructure improvements. The carwash tunnel will be placed along the Route 29 frontage with no vehicular circulation proposed between the building and the road. The parking lot and all associated appurtenances will be located behind the building and away from the Entrance Corridor. The existing entrances will be maintained with the entrance off of Fortune Park being used for access into the queueing lanes and the access onto Worth Crossing used to exit the site. The proposal will increase the amount of greenspace on -site and additional trees and shrubs are proposed to supplement the already extensive mature landscaping that is on -site. The proposed building will have a white brick finish, gray brick accents, soldier course brick accents along the top and standing seam metal decorative awnings facing Route 29. Brief Business Description Green Clean Autowash is a company based in Norfolk and has been serving the Hampton Roads MSA for over 10 years with eight auto wash locations including two express sites. The proposed express auto wash site will be staffed with 2 employees during all business hours of 8:00 a.m. to 8:00 p.m. Our "express" auto wash offering is designed to provide customers a high -quality retail and wash experience at attractive price points.
