Mr. Kitelinger,
The plat for SUB201900176 Bella Signature Homes has been approved and the deeds of easement have been signed by
the County Executive.
I will be putting them downstairs in the CDD Front Desk lobby shortly for your pickup (tomorrow).
Please note the following:
1. You or one of your consultants are the ones that will be recording the plats and deeds. The County (Community
Development) does not do that.
2. When the plat and deeds are being recorded it is very important that they are recorded, and the steps are taken,
in the following order:
a. Record the sight distance deed of easement (along with the plat).
b. Record the SWM deed of easement, in that order. (Phis must be done directly after the one above
because of the way the legal documents are written.)
c. Add the deed book and page reference for the plat that was recorded above to the drainage deed
of easement
d. Record the drainage deed of easement

Yes. Three deeds are being recorded, one of which refers to the plat as "recorded prior hereto," but two of
which refer to the plat as "recorded herewith." Obviously, the plat can only be recorded with one of them.
I'd suggest correcting the plat reference in the drainage deed of easement to read "a copy of which is
recorded in the Clerk's Office of the Circuit Court of Albemarle County, Virginia in Deed Book , page
." The sight distance easement (along with the plat) would be recorded first, then the SWM deed of
easement. Finally, whoever records these instruments would then insert the deed book and page number of
the sight distance easement (containing the plat) into the drainage deed of easement before recording that
drainage deed.

with your permission.
See below:
"Also, the plat now labels the SWM Forest & Open Space Easement as "SWM Forest & Open Space Easement,
Ref. Note 10." The deed should use the same wording as the plat."
With your permission, we will change the wording to state the easement as it is labeled on the plat. Please
responds with or without your permission to do this.
Also, we received two signed copies of all of the deeds, however, we only need one. We wanted to confirm you
only need one deed signed by the county for recordation.
