The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-302 (A)(3)] Please state the deed book and page number for the recorded instrument that created the
right-of-ways for Franklin Street and Broadway Street in the street labels across all applicable drawings.
a. State the widths of each road in their labels across all applicable drawings.
b. Revise the label for Broadway Street. Per recorded plat in DB 4893, pages 401-405, Broadway
Street is a 56' wide public access easement, not a private ROW. Show the limits of the easement
across all applicable drawings. See attached email correspondence with VDOT staff for
reference.
2. [14-302 (A)(4), 14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded
instrument number. State the easement type, width, and whether the easement is public or private.
3. [14-302 (A)(11)] Please revise the "Recorded Deeds" note on Sheet 1 so that it states "Recorded
Instruments."
a. Please revise the instrument state in the property labels. The plat states that the most recent
recorded instrument is DB 4796 page 325. However, the most recent instrument is DB 5256 page
213 according to Albemarle County GIS.
4. [14-302 (A)(14)] Please state the acreage of all new public easements.
5. [14-302 (A)(15] Please state the names and addresses of each owner of record and holders of any easements
affecting the property.
6. [14-302 (13)(1)] Please add a date of last revision.
[14-302 (13)(5)] Please revise the zoning notes as follows:
a. Revise note 3 so that it states that the property is zoned LI Light Industry.
8. [14-303 (E)] Please provide all linear, angular, and curvilinear dimensions of lots, streets, alleys, public
easements and private easements and shared driveways shall conform to the requirements set forth in 18
VAC 10-20- 370(C), a copy of which shall be on file in the department of community development.
Curvilinear data shall include radius, central angle, arc length, and tangent distances and may be shown
either directly on the corresponding boundary or surveyed line or in table form.

[14-303 (13)] Please identify and label the location and material of all permanent reference monuments.
10. [14-303 (1)] Please identify a definite bearing and distance tie between not less than two (2) permanent
monuments on the exterior boundary of the property and further tie to existing street intersection where
possible and reasonably convenient.
11. [14-303 (L)] Please identify the location and dimensions of each public utility, drainage and sight distance
easement outside of a street right-of-way; for each existing easement, include a note stating the deed book
and page number.

Integrator 2.0 and RNS confirms 0.28 miles long route 1115.
I'll pull the route files Wednesday and see if there are any additional plats or information for
clarification ... but our systems show it as in the system.

This portion of Broadway is not in a public R/W. it is a 56' public easement so not sure why it has to meet VDOT
