Review
The Planner for the Planning Division of the Albemarle County Department of Community
Development will recommend approval of the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been identified
at this time. Additional comments or conditions may be added or eliminated based on further
review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [4.12.13(a)] The loading space needs to be adjacent to the structure. Revise its location. Or
submit a request pursuant to 4.12.13(f) for a modification of the location of the loading space,
with justification for why it has been placed where it is depicted. Request for a modification
to the location of the loading space has been forwarded to the Zoning division for their
review. The result of this modification request will be provided to applicant when received
by Planning staff.
[32.7.9.8] Provide the required tree canopy, including calculations. As a commercial site, the
tree canopy must be at least 10%. Where is the "provided tree canopy of 4,842.30 square
feet coming from? Any plant that will be less than five feet in height at 30 years maturity
cannot be counted. Removing the boxwoods from the canopy total (since they will only be
at four feet) leaves a grand total of approximately 4,803 square feet.
[4.12] A shared parking agreement has been previously recorded for this property. Provide
the deed book and page number of this legal instrument on the site plan.

Engineering has no comments, and (excepting Note2) does not object to Minor Amendment
SDP202000055; please see Note2, below.
Note: A. Franklin designs are typically thoughtful and comprehensive —often a reflection of both
development goals and precise understanding of local/state requirements. That is praise
enough. In this case, however, alone among 1647 reviews over 4 years across site, WPO, road,
and plat applications, and incl. bond requests/As-built reviews (but excepting final submittals
which of necessity must, by that point, address comments), no Application or initial submittal of
any type has been faultless, has —when compared against review checklists, ordinance, policy,
ACDSM, VDOT R&B, VDOT drainage standards, etc. —upon initial submittal, met all (design)
requirements. So, a first. Another might find element that in their view requires revision, but I
cannot find a design element that fails to comport with applicable requirements. We want to
mention and commend this.
Note2: WPO202000047 is under review and must be approved prior to Minor Amendment
approval.

The needed fire flow appears to exceed the available fire flow. Will the building be sprinklered?
The engineering firm referenced a possible interior building change to reduce the fire area.
