RE: Keswick Hall Additions and Site Improvements SDP-2020-56 Minor Site Plan Amendment
Dear Ms. Nedostup:
The purpose of this Minor Site Plan Amendment is to capture changes to SDP2018-016 Keswick Hall
Additions and Site Improvements that were excluded from the previously approved Minor Site Plan
Amendment. Changes related on all previous Minor Site Plan Amendments or Letter of Revisions have
been excluded from this summary. The following is a summary of changes reflected in the 11/3/2020
Minor Site Plan Amendment submission:
• Sheet C0.00: Total Post Development Parking Provided calculation has been revised to reflect an
accurate parking count, including the total number of ADA parking spaces. The SDP number has
been revised and Sheet List Table updated to reflect the sheets included with this submission.
• Sheet C1.00: Notes #10 & 11 has been added per previous comments received from Michael
Dellinger.
• Sheet C2.00: Limits have been provided to indicate the area of SDP2020-002 Keswick Hall Spa
site plan.
• Sheet C4.00: The utility connections to the Pool Pavilion have been updated, including the
"Connection Detail". The Restaurant Sidewalk Ramp Detail has been added. The number of
parking spaces have been modified to accommodate existing trees. The stair connection
northwest of the Restaurant has been removed. The courtyard of the Restaurant has been
modified. The layout of the pool has been adjusted.
• Sheet C4.01: Parking spaces have been modified to accommodate existing trees. Parking spaces
nearest the entrance have been removed and the lawn space modified west of the Hall. The
sanitary sewer alignment between structures 6 and 5 have been adjusted. Tent anchors have
been added to the rear of the Hall building (see note #3). The circular gather space to the east of
the retaining wall has been updated to remove the fire pit. A 1" PVC waterline for hose bibs has
been added along the read of the hall. A New Guest Wing Drop Off Lane and Hall Entrance
Parking Detail have been added.
• Sheet C4.02: The alignment of Club Drive has been clouded to reflect the previous reviewed
layout dating back to the April 2019 Minor S.P.A. submission. Parking spaces have been modified
to accommodate existing trees. A sidewalk south of the ADA spaces near Full Cry Lane has been
added. The stair connection northwest of the Restaurant has been removed. The courtyard of the
Restaurant has been modified.
• Sheet C4.03: The alignment of Club Drive has been clouded to reflect the previous reviewed
layout dating back to the April 2019 Minor S.P.A. submission. Parking spaces have been modified
to accommodate existing trees. A sidewalk south of the ADA spaces near Full Cry Lane has been

added. Parking spaces nearest the entrance have been removed and the lawn space modified
west of the Hall.
• Sheet C4.04: The loading dock has been modified to match the building drawings. Two concrete
pads have been added to doors on the Laundry Building, required by inspection staff during
building construction.
• Sheet C5.00: Grading associated with the removal of the stairs northwest of the Restaurant has
been modified. The courtyard space for the Restaurant has been updated.
• Sheet C5.01: Grading associated with the oval lawn space has been modified.
• Sheet C5.02: The alignment and grading of Club Drive has been clouded to reflect the previous
reviewed layout dating back to the April 2019 Minor S.P.A. submission. Grading associated with
the removal of the stairs northwest of the Restaurant has been modified
• Sheet C5.03: The alignment and grading of Club Drive has been clouded to reflect the previous
reviewed layout dating back to the April 2019 Minor S.P.A. submission. Grading associated with
the oval lawn space has been modified.
• Sheet C5.04: The loading dock area has been modified to match the building drawings. Grading
around the two concrete pads on the west and south side of the laundry building has been
updated.
• Sheet C5.05: Grading associated with the removal of the stairs northwest of the Restaurant has
been modified
• Sheet C5.06: Grading associated with the oval lawn space has been modified.
• Sheet C5.07: The alignment and grading of Club Drive has been clouded to reflect the previous
reviewed layout dating back to the April 2019 Minor S.P.A. submission. Grading associated with
the removal of the stairs northwest of the Restaurant has been modified
• Sheet C5.08: The alignment and grading of Club Drive has been clouded to reflect the previous
reviewed layout dating back to the April 2019 Minor S.P.A. submission. Grading associated with
the oval lawn space has been modified.
• Sheet C5.09: The loading dock area has been modified to match the building drawings. Grading
around the two concrete pads on the west and south side of the laundry building has been
updated.
• Sheet C7.01: A portion of the "SSWR 6 -1" profile has been updated to reflect modifications to
structures 6, 5 and associated pipe.
• Sheet L1.00: Drawing has been updated to reflect the change in alignment to Club Drive and
Oval Lawn space.
• Sheet L1.01: The materials schedule plan has been updated to match the changes to Club Drive
and the Oval Lawn space.
• Sheet L1.02: This sheet has been added as additional material callouts were required for
construction clarification.
• Sheet L1.10: Club Drive alignment has been adjusted
• Sheet L1.11: Club Drive alignment has been adjusted. The Oval Lawn space has been revised.
• Sheet L1.12: Detail has been updated to reflect the proposed condition at the Oval Lawn.
• Sheet L2.01: Light cut sheets have been provided for fixtures that exceed 3,000 lumens
• Sheet L2.30: Detail has been provided to clarify the mounting height for fixtures exceed 3,000
lumens.
• Sheet L6.00: Planting has been adjusted to accommodate the change to Club Drive and Oval
Lawn space.
• Sheet L6.01: The planting schedule has been updated to reflect the adjustment to Club Drive and
the Oval lawn space.
• Sheet L6.10: Club Drive alignment has been adjusted.
• Sheet L6.11: Club Drive alignment has been adjusted. The Oval Lawn space has been revised.
• Sheet L6.12: Club Drive alignment has been adjusted.
• Sheet L6.13: The Oval Lawn space has been modified and planting adjusted.
• Sheet L6.80: Planting details have been updated.
• Sheet L6.81: Planting details have been adjusted.
• Sheet L6.82: The Landscape Requirements table has been updated to match the changes to the
site plan.
• Sheet LC_01 through LC_05: Lighting photometric plans have been updated to reflect the
updates to Club Drive and the Oval Lawn Space.
• Sheet LL_LT1.01 & LL_LT1.02: Site Lighting Plan sheets have been updated to reflect the
updates to Club Drive and the Oval Lawn Space
• Sheet S441: Sheet has been added to capture the tent anchors as noted on C4.01.
