Nichols of Roudabush, Gale & Assoc. on November 5, 2020. The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. 14-203 Fees. According to CountyView, a $581 fee was paid, however the Boundary Line Adjustment fee is $215. Please confirm if $581 was paid, and staff can initiate a refund for the difference. $581 was paid. Please initiate a refund of the difference. 2. 14-302(A)(4)(5) Easements. Show and label any easements on these parcels (TMP's 167A, 170, and 171A). All known easements have been added to this plat. A title report was not provided, so there could be other easements that effect this property. 3. 14-302(A)(4)(5) Easements/dedications. Include the Deed Book/Page Number for the 50' greenway dedication along the western edge of TMP 61-170. This dedication should have been previously completed as a condition of final site plan approval for the Waldorf School (per previous SP2006-10). This easement has been added. 4. 14-302(A)(9) Building site. Revise the building site note: "Revised Tax Map Parcel 61- 167A and revised Tax Map Parcel 61-170 each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. " This note has been changed. 5. 14-302(B)(1) Date of revision. Include revision dates with any resubmittals. Revision dates will be added. 6. 14-302(B)(5) Special use permits. Include that TMP 61-170 is subject to special use permit SP201800021. This note has been added to the site data for this parcel. 7. 14-303(D) Acreage oflots. According to GIS and the plat per DB 2884 PG 93, the acreage of TMP 61-170 appears to be approximately 13.205, not 13.886. There has been two BLA's that effect this parcel since the date of the plat you referenced. I have listed recorded BLA plats in the site data as a reference. I have re -checked all the acreages and am confident the acreages are shown correctly. 8. 14-312 Existing buildings. Show the existing buildings on these parcels. Existing buildings are shown graphically and based on GIS data. There are no existing buildings within 300' of the new property line. 9. Comment. Please show the `fish hook symbol' adjacent to the areas of TMP 61-171A and 170 that are being added to and combined with TMP 61-167A. Fish hook symbols have been added. 10. Comment Also show and label the managed steep slopes on these parcels. Managed steep slopes are shown and labeled. 11. Advisory comment. Please note that a letter of determination (LOD202000009) was completed for these properties. A copy is attached for reference. Duly noted.
