RE: Keswick Hall Spa Minor Site Plan Amendment Summary
Dear Ms. Kanellopoulos:
The following is a summary of the proposed revisions to SDP2020-00002 Keswick Hall Spa plan since the previous
amendment was approved on 9/9/2020. Please do not hesitate to give me a call if you have further questions.
Summary Narrative
Ownership has reduced the building square footage by approximately 6,000 SF which created the need to adjust
the grading around the southern side of the building. In response to the building size reduction the load dock and
mechanical equipment spaces have been revised along the eastern side of the building. Ownership elected to
remove excess parking spaces and modifications to the parking lot, east of the building have been incorporated into
this set of drawings. All permeable pavers within the eastern parking lot have been removed. The 20 ft permanent
stormwater management facility easement (DB 05368 PG 0603-00612; DB 05368 PG 0613-00619) has not been
modified as the outfall from the CMP detention system has not been moved. A WPO amendment has been
submitted to capture all necessary stormwater quality and quantity revisions.
The following is a detailed description of changes per plan sheet
• Sheet C0.00
o Building square footage has been updated along with the parking calculations.
• Sheet C4.0
o The building footprint has been reduced, loading dock and mechanical equipment location have
been updated.
o The southernmost 12 parking spaces have been removed.
o Sidewalk adjacent to the eastern parking lot has been removed along with the cross walk to the
west. An ADA compliant ramp has been proposed along within this space.
o A sanitary sewer connection has been provided from the proposed fountain.
o The sanitary sewer service for the Spa building has been shifted to the southern side of the
building.
o The proposed FDC has shifted to the east side of the building
o The proposed domestic and fire line connections have been shifted to the south side of the building.
o The underground telecommunication line locations have been updated to tie to the southern side of the
building.
• Sheet C5.0:
o Site grading has been revised to accommodate the changes described on C4.0.
o Inlets and pipes around the site have been updated. The outfall pipes (#101 to #109) have not
been moved and remain within the stormwater easement.
• Sheet C5.1:
o Site grading has been revised to accommodate the changes described on C4.0.
• Sheet C6.2:
o Stormwater pipe and inlet calculations have been updated to reflect the revised site conditions.
• Sheet C6.3
o Drainage areas have been updated to match the inlet adjustments
• Sheet C7.1:
o Profiles have been updated.

• Sheet L1.10:
o Landscape plan has been updated to reflect the latest site plan changes.
1-1.20 — L3.60:
o Landscape plan sheets have been updated to reflect the latest site plan changes.
• SP LC1.01 — SP LC1.04:
o The Photometric plan has been updated to reflect the latest proposed site plan dravdng as seen on C4.0.
