Subject: SDP202000027 29th Place Restaurant with drive thru - Major Site flan Amendment
The County of Albemarle Planning Division will recommend approval of the plan referenced above once the following
comments have been satisfactorily addressed (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the
applicable reference, which is to the Zoning Ordinances unless otherwise specified.]
1. 135.11 The $435 public notification fee for this project was not paid, nor was the $100 Fire Rescue review fee. There is a
remaining balance of $535 left to be paid. Please pay the fees prior to any further review or action on the plan. Rev2.

2. 132.5.2(b), 4.12, 32.5.2(b)] Revise the parking information provided on sheet C-301 to calculate the maximum amount of
required parking spaces for the site and the amount of parking spaces provided for the site based on the existing and
proposed uses. SDP2001-98 and ZMA2001-14 each have 71 parking spaces required and 71 parking spaces provided for the
site. When revising the parking information be aware that the drive thru stacking area cannot be counted towards parking
provided. Revise the plan accordingly. Rev 2. Comment addressed.
3. 132.7.9, 32.5.2(e)] At a minimum depict and label all previously approved landscaping for the site. These plantings can be
found on SDP2001-98 and ZMA2001-14. Rev 2. Comment addressed.
4. 132.7.91 Label the existing tree species, caliper, and sizes. Rev 2. Comment addressed.
5. 132.7.91 On sheet C-601 remove the note: "Landscape materials are subject to change with final design'.

6. 14.12.13, 4.12.18, 32.5.2(n), 4.12.13(b)] The existing loading area is being removed. Relocate, dimension, and label this
space. Rev 2. Comment not addressed. Staff is unable to locate the relocated loading area. Dimension and label this
space. Rev 3. Comment not adequately addressed. The loading space shall be a minimum of 12' wide and 25' long
and shall not impede any required parking spaces or vehicular circulation. Rev 4. Comment addressed.
7. 132.5.2(a)] Each two-way travel lane must be a minimum of 20' wide. Provide dimensions on each travel lane. Currently
the travel lane fronting the outdoor dining area is only 19.5' wide. Revise to ensure it is a minimum of 20' wide.

8. 15.1.60(i) 32.5.2(n)] A pedestrian travelway crosses a drive -through lane. As such provide either a five (5) foot wide raised
pedestrian travelway or a five (5) foot wide pedestrian travelway containing a change in texture and visual markings. Depict
and label the above required improvements on the plan. Rev 2. Comment addressed.
9. 132.5.2(a)] Under the zoning of the property list ZMA2001-14, w/ associated proffers. Rev 2. Comment addressed.
10. 132.5.2(n), 32.6.2(i), 32.7.9.7, 4.12.191 Provide dumpster enclosure detail. Rev 2. Comment addressed.
11. [3.2.5.2(a)] For all abutting properties provide the names of the owners, zoning district, tax map parcel numbers, and present
uses of abutting parcels. Rev 2. Comment addressed.
12. [32.5.2(a)] The magisterial district on the cover sheet shall be revised to Rio. Rev 2. Comment addressed.
13. 132.5.21 On the cover sheet provide SDP2020-27 Major Site Plan Amendment, Rev 2. Comment addressed.
14. [32.5.2(n)] Any proposed outdoor lighting must be shown on the site plan. A photometric plan and lighting cut sheets must
be provided. Proposed lighting must comply with requirements of Sec. 32.7.8 & Sec 4.17 of the Zoning Ordinance.

15. 132.5.2(p), 32.7.2.11 The proposed entrances shall be designed and constructed as required by the standards of the Virginia
Department of Transportation. VDOT approval of the proposed entrances to the site shall be required prior to site plan

16. [32.6.2(h)] Major Site Plan Amendments need to be signed and dated by each member of the site review committee. Please

17. 132.4.3.6, 32.4.3.21 The site plan shall not be approved until all SRC reviewers have approved the plan. Their comments are
