MAGISTERIAL DISTRICT: Rivanna
TAX MAP/PARCEL: 046000000019136 (portion)
LOCATION: One parcel located on the northeast corner of the intersection of Route 29 (Seminole Trail)
and Polo Ground Road (643).
PROPOSAL: Request for approval of an initial site plan in accordance with ZMA201500007,
ZMA201800011, and SP201500025 for 210 multifamily dwelling units in three separate buildings. One
building will feature 2,650 sq. ft. of commercial space. Acreage of Block 1B measures 11.48 acres and
the proposed gross density is 18.29 du/acre. The site plan also proposes construction of a 31,850 sq. ft.
building to be used as an ice rink. Site plan proposes 1.67 acres of greenway to be dedicated to the
County for public use.
ZONING: Neighborhood Model Development District — residential (3-34 units per acre) mixed with
commercial, service and industrial uses
OVERLAY DISTRICT: EC- Entrance Corridor; FH- Flood Hazard; AIA- Airport Impact Area; Managed
and Preserved Steep Slopes
ENTRANCE CORRIDOR: Yes
COMPREHENSIVE PLAN: Neighborhood Density Residential — residential (3 — 6 units/acre) supporting
uses such as religious institutions, schools and other small-scale non-residential uses; Urban Density
Residential - residential (6.01 — 34 units/ acre); supporting uses such as religious institutions, schools,
commercial, office and service uses; Urban Mixed Use (in Centers) — retail, residential, commercial,
employment, office, institutional, and open space; NS-Neighborhood Service Center; Privately Owned
Open Space/Environmental Features — privately owned recreational amenities and open space/
floodplains, steep slopes, wetlands, and other environmental features in Hollymead-Places 29 Masterplan.
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social
distancing, the Site Review Meeting listed on the schedule for December 10, 2020 will not take place.
Review and comment can instead be provided electronically. Please contact the lead reviewer for an online
link through which you can view the plans, comments, and provide feedback. The comments will be
available to view on December 7, 2020. We are also currently developing alternative methods that will
allow virtual interactions in the near future for Site Review and public engagement.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and
reviewers to discuss review comments. These projects are "by -right", which means that if the proposed
plans meet the minimum requirements of the County's zoning, site plan, or subdivision ordinances, they
must be approved. Recognizing the importance of public comment, we encourage you to reach out to the
lead reviewer to express any concerns or questions you may have regarding the application.
