The limits of disturbance due to clearing and grading totals 5.08 acres. Stormwater Management: Water Quality In the pre -developed condition, the site is an existing driver's education course with 1.97 acres of impervious cover, 2.21 acres of managed turf, and 0.90 acres of forest. In the proposed condition, there will be 2.54 acres of impervious cover and 2.54 acres of managed turf. Per the Virginia Runoff Reduction Spreadsheet, this development will require that 2.08 lbs. of phosphorus be removed per year. Nutrient credits will be purchased to meet stormwater quality requirements. Water Quantity In existing condition, the entire site drains towards a channel south of the site. In the proposed condition, these drainage patterns will be maintained. Two underground detention systems will be installed to meet stormwater quantity requirements. SWMI is 50 linear feet of 84" CMP while SWM2 is 220 linear feet of 96" CMP. Together, these pipes reduce the 1-year, 24-hour storm to meet the requirements of the energy balance equation. Additionally, the 10-year, 24-hour storm is being detained to less than the pre - developed 10-year, 24-hour storm to meet flood protection requirements.
