EASEMENT PLAT COMMENT RESPONSE

The following is CESO's response to the easement play review comments received on 11.06.2020
regarding the proposed Valvoline Instant Oil Change at Gander Drive Charlottesville, VA 22901:
1. [14-302 (A)(1)] Name of Subdivision. Revise the title of the easement plat to "Valvoline
Easement Plat" instead of "Record Plat".
RESPONSE: Revised the title of the easement plat to "Valvoline Easement Plat"
instead of "Record Plat".
2. [14-302 (A)(15)] Identification of all owners and certain interest holders. Include
in the plat the address of the owner of record.
RESPONSE: Address added to the owner of record.
3. [14-302 (13)(1)] Add a date of last revision to all subsequent submittals.
RESPONSE: Revision block updated with date of revision.
4. [14-302 (13)(5)] Zoning classification. Revise the zoning note. Although the Zoning
District and Zoning Overlays are listed correctly, they are shown at the beginning of
the "Setbacks" information. Move this information up to the "Zoning" portion of the
note.
RESPONSE: Zoning note revised. District and Overlays moved to the zoning portion of
the note.
[14-302 (13)(7)] Reservoir watershed. Add the required Reservoir watershed note.
RESPONSE: Watershed note added.
6. [14-303 (A)] Statement of Consent to the division. Revise the first paragraph of the
"Owner Consent and Dedication" statement to match the wording of the County's
"Statement of consent to division" which is, "The platting or dedication of the following

described land [insert correct description of the land subdivided] is with the free consent
and in accordance with the desire of the undersigned owners, proprietors and trustees,
if any." The first portion should be revised to be appropriate for an easement plat (vs. a
subdivision), and the portion in the bracket replaced with the description, but the rest
of the statement should be completely as specified.
RESPONSE: "Owner Consent and Dedication" statement added to match the wording
of the County's "Statement of Consent to Division". The portion in the bracket
replaced with "Valvoline Easement Plat".
[14-303 (0)] Signature panels. Revise the location of the owner's signature panel to be
directly below the "statement of consent" (see comment above). Ensure that the
notary panel is moved with the owner's signature panel to stay directly below it. The
other text, currently shown between the consent statement and the owner signature
panel, can remain on the plat as notes but it must be located elsewhere and not
between the owner's consent statement and the owner's signaturepanel.
RESPONSE: The location of the owner's signature panel positioned directly below the
"Statement of Consent to the Division". Notes located below.
8. [Comment] Remove the Parking Provided and Parking Space Calculation notes from the
easement plat.
RESPONSE: Parking Provided and Parking Space Calculation notes removed.
[General Comment] See the attached comments from the other SRC reviewers.
RESPONSE: No other comments were provided.
